🌇Happy Monday!

Twenty-nine contracts were signed last week in Manhattan at $4 million and above, 5 fewer than the previous week. Condos outsold co-ops, 18-5, with 6 townhouses in the mix.

The No. 1 contract was 34-36 East 70th Street, asking $24.5 million, reduced from $36 million when it was listed in March 2024 and then cycled through 2 brokerage firms. The 5-story, 37-foot-wide house has 12,500 square feet. The interior of the house has been gutted and is being sold with a set of Landmark approved plans. The seller paid $18.25 million in November 2018. Annual real estate taxes are $224,010.

The No. 2 contract was PHS at 459 West Broadway, asking $13.995 million; it was listed in January. The penthouse is a duplex loft with 4 bedrooms, 4.5 bathrooms, and 3 fireplaces. Downstairs features entertaining space with 18-foot ceilings and a 29’x 26’ great room. Upstairs is a large terrace with a hot tub, a lounge, and another bedroom/sunroom. The 10-unit co-op loft building has no amenities and offers a video intercom security system.

Here is this past week’s Luxury Market Report for your review.

Thirty-two contracts were signed last week in Manhattan at $4 million and above, 9 more than the previous week. Condos outsold co-ops, 20-9, with 3 townhouses in the mix.

The No. 1 contract was a townhouse at 15 East 63rd Street, asking $39.5 million, reduced from $65 million when it was listed 2 years ago. Then, when the house was sold in a bankruptcy auction, it went for $34.5 million. Built around 1901, the 6-story limestone Beaux Arts mansion has 18,000 square feet including 8 bedrooms, 8 bathrooms, 3 powder rooms, 10 fireplaces, and an elevator. It features period details including original moldings, wood-carved paneling and large rooms with high ceilings. It was the home of fashion designer Oleg Cassini from 1984 until his death in
2006. Cassini’s wife, Marianne Nestor, and her sister, Peggy, owned the house and borrowed heavily against it while fighting off multiple lawsuits against creditors that ultimately ended in bankruptcy and eviction.

The No. 2 contract was 18N at 175 Fifth Avenue, asking $24.8 million; it started marketing off floor plans in September. The condo has 4,626 square feet including 4 bedrooms and 4.5 bathrooms. It features a dramatic 63’ x 27’ great room with 12-foot ceilings overlooking Madison Square Park. It is in the Flatiron Building, a triangular-shaped, 22-story building built in 1902 as an office building. In 2023, the owners fell into disagreement and auctioned the property to developers, who bought it for a condo conversion. Amenities in this 38-unit building include 24-hour doormen, a gym, lap pool, sauna, cold plunge pool, billiard’s room, residents’ lounge with a kitchenette, bike room, and package room.

Ever wondered why NYC has so much scaffolding?

Those green tunnels you walk through aren’t actually scaffolding. They’re sidewalk sheds and they usually have nothing to do with renovations or penthouse additions.

They exist because of a law.
After a fatal facade accident in 1979, New York created the Facade Inspection & Safety Program (Local Law 11). Every building over six stories must have its exterior inspected every 5 years to prevent falling debris.
Engineers rate buildings:

• Safe
• Safe With Repairs
• Unsafe

If a building is marked Unsafe, a shed must go up immediately to protect pedestrians.

Here’s the part most people don’t know:

Facade repairs can cost millions, while a shed is relatively cheap. Owners can legally renew the permit and delay the work, which is why some sheds stay up for years.

So NYC isn’t constantly under construction.
Most of the time… it’s under protection.
