Ever wonder if what you do can make any difference in this world?at this moment?

I went to a friend’s baby shower. I met her as a client in my first year in the business. She has a real affinity for pre-war/Victorian architecture I shared a stunning studio in a Gilded Age building for eye candy only purposes.

She replied quickly in full appreciation of the property, but said she can never sell her one bedroom because this is where her baby was born. This soul entered the world at home, a home that I got to help her find back in that sweaty summer of 2020.

I must admit my eyes welled up as I get to facilitate transitions for people and they pass through the portals and milestones of our tiny yet infinite lives.

Had a great conversation with about the unicorn of affordable housing, HDFC coops. I love helping people from all walks of life figure out how to find their corner of this glorious town. This property class puts Jenga to shame for delicate balances, when they work it is beautiful. If they don’t you would be surprised what you can find with broadening a search.

That is true for tiny budgets and robust budgets. A location jump can solve so many searches in stasis.

SOLD AND CLOSED!!!

Some are quick and easy, but this was one of the most challenging deals of my career. After a great purchase in 24, my clients had a life change that made selling the smartest option in a challenging market. And after a long walk to find a number that worked and being 2.5 weeks out from closing, the brutal cold snap threw a wrench that hurt. February had a rash of burst sprinkler pipes that the city had not seen in years and we were one of them. protected the deal and our clients, an amazing contractor restored the unit and navigated insurance, and the buyer got to choose floors, tiles and paint colors for a custom fit. The tenacity it took is something that I take some pride in, but what the best part actually is? My clients get to be closer to family and have the freedom to build a different kind of life without their capital being tied up in an asset that was less important than the people they love without taking a massive hit, and the buyer gets a roof deck with treetop and city views. Everybody hurt for a bit, but everyone had some wins, and that is beautiful:

8 days ago a beloved friend reached out to say that she and her husband were having a tough time figuring out what and where their next home would be. Transitions are hard and layered and it is tough to see a path in a rough market.

One week ago we met for a long coffee talk, and in listening to what their everyday lives were like, and what their plans are, I could hear that they needed more space than they were considering, and a neighborhood shift was called for.

I sent them 10ish options, but the first one was THE one in my mind. Fortunately, they felt the same way and we had one shot to see it, mid workday. In the window we were there, 3 other groups were touring, and 20 other groups were scheduled.

We strategized with a strong offer, and in more ways than one. Sharing financials is vital, but painting a picture of their attributes as humans and as community members was easy to do as they are wonderful, and it helped them stand out in a crowded field. Soft skills are vital for intimate buildings.

One week from our meeting they have a home with room to grow in, to shine in, to welcome family in.

I am so honored by their trust, and so deeply excited to see them thrive. We are plants, we need to be watered, get enough light, and occasionally be repotted. Happy to be the gardener in this plot of life.

You might feel stuck or overwhelmed by the wild rental market, I will always represent folks as buyers, sellers, renters and landlords. And I may even do all 4 sides for any given client in one lifetime. You don't need to go any of it alone.

Sentimental Saturday. I deeply miss those days before all of the waterfront was swallowed up by glass towers. To live in a place with millions of people and still creep along the edges of the universe with abstract nature making my heart flutter on the regular. Manicured is seldom breathtaking.
