The Greenwich Spire introduces a striking new residential presence to Greenwich Village.

Designed by Kohn Pedersen Fox, with interiors by Leroy Street Studio, the architecture draws directly from the character of the Village through brick, stone, metal detailing, and a series of setbacks and terraces that give the tower a distinctly New York sensibility.

Manhattan’s trophy market continues to show year-over-year strength.

So far this year, 218 properties have signed contracts at $10M and above, compared with 202 during the same period last year.

Last week, 24 contracts were signed at $4M and above, nine more than the previous week. Condominiums led co-ops 12 to 7, with five townhouses in the mix.

The No. 1 contract was 68E at 217 West 57th Street, asking $20.5M. Set within Central Park Tower, the three-bedroom residence spans 3,128 square feet and features nearly 11-foot ceilings, floor-to-ceiling windows, and a 29-by-28-foot great room facing Central Park. The building offers more than 50,000 square feet of amenities, including pools, a fitness center, children’s playroom, and a 100th-floor club room.

The No. 2 contract was the 6th floor at 988 Fifth Avenue, asking $18.5M. The renovated prewar condominium spans 3,550 square feet with five bedrooms, four and a half bathrooms, and living and dining rooms overlooking The Metropolitan Museum of Art and Central Park.

For context, the 10-year average for the third week of August is 17 contracts at $4M and above. Last week, Manhattan recorded 15 contracts, with condominiums leading co-ops 8 to 4 and three townhouses in the mix.

The No. 1 contract was 111 East 81st Street, asking $13.995M. The four-story townhouse spans 5,266 square feet with five bedrooms, four and a half bathrooms, an elevator, garden and roof terraces, and ceiling heights ranging from 11 to 12 feet.

The No. 2 contract was 5A at 36 Bleecker Street, asking $11.5M.
