New York City Buyers Watch Mortgage Rates
As someone who works closely with buyers navigating the New York City real estate scene—especially for co-ops and condos—I've seen firsthand how shifts in mortgage rates can shape your decisions. The Federal Reserve’s recent benchmark hike, the first in over three years, has moved its target range to around 4%. With inflation likely to stay above target until 2029, we probably won’t see rate cuts in the near future, meaning borrowing may remain more challenging for a while. For those financing in New York, these central bank moves matter: bond investors track them carefully, and rising 10-year Treasury yields have a direct impact on mortgage pricing. In fact, the 10-year yield jumped from about 4% to over 5% as federal debt surpassed $40 trillion, leading investors to demand higher returns. This has pushed mortgage costs up as well—30-year fixed loans are now nearing 7% after four straight weekly increases. That’s a tough level for buyers, and affordability is definitely being squeezed here in New York. As a local real estate agent based in Staten Island, I keep a close eye on these trends to help guide clients through changing market conditions.
