Warshaw Burstein, LLP is pleased to announce Gregory R. Sarafan has joined the firm as counsel in the litigation and real estate groups.

Mr. Sarafan has more than a decade of experience litigating real estate matters throughout New York's courts and has focused his practice on landlord-tenant litigation for the past several years.

Mr. Sarafan's broad range of experience in real estate litigation includes managing non-payment and holdover proceedings, handling housing preservation (HP) proceedings, and representing clients in small claims matters before the Civil Court of the City of New York.

Prior to focusing his practice on real estate litigation, Mr. Sarafan served as general counsel to several live event production companies. In that role he advised on a wide range of business and legal matters including liaising with government agencies, managing general liability issues, and overseeing legal aspects of public and media relations.

Before practicing law, Mr. Sarafan owned and operated a music and art public relations and marketing company, and a virtual music magazine business. He spearheaded marketing and large project/personnel/social media management for live events.

Since 2011, Mr. Sarafan has held a variety of legal and senior leadership roles with HeadCount.org, helping to build the organization into the nation's largest voter registration nonprofit and supporting the nonpartisan registration of more than 1.75 million voters. Mr. Sarafan has dedicated hundreds of volunteer hours to advancing civic engagement and voter participation.

“Greg has an array of experience in real estate litigation, most recently in landlord-tenant issues, and will be a terrific addition to our already robust real estate litigation group,” said Thomas Filardo, Chair of the Litigation Department and Co-Managing Partner. “We are delighted to welcome Greg to the firm.”

Warshaw Burstein, LLP is pleased to announce Sonia K. Kothari has joined the firm as a partner in the tax and corporate and securities groups.

Ms. Kothari has focused her practice on U.S. federal, state, local and non-U.S. tax considerations relating to a wide range of domestic and international business transactions including: mergers, acquisitions, and other business restructuring transactions, debt and equity financings, strategic investments for public and private companies, planning and structuring for sponsors and investors in domestic and cross-border private investment funds, and structuring inbound and outbound international investments.

Ms. Kothari also has significant experience with real estate transactions and executive compensation matters.

She previously served as tax counsel at highly regarded international law firms and worked as an attorney in the IRS Office of Chief Counsel, Passthroughs and Special Industries Division.

The New York State Division of Housing and Community Renewal has released its annual Good Cause Eviction Law notice, identifying covered municipalities, fair market rent exemption thresholds, and each municipality's "small landlord" definition.

For 2026, the presumptively reasonable rent increase threshold is 8.38% in Bronx, Dutchess, Kings, Nassau, New York, Orange, Putnam, Queens, Richmond, Rockland, Suffolk, and Westchester Counties. In all other opted-in counties, the threshold is 8.15%.

Warshaw Burstein's real estate attorneys advise property owners and managing agents on GCE compliance, exemption analyses, and enforcement strategies, and represent owners in GCE proceedings.

Warshaw Burstein is pleased to announce that Harvey I. Krasner, partner and Chair of the Real Estate Practice Group, along with Chaya R. Shafran, counsel, recently represented the buyer in the $11.75 million acquisition and finance of 75 Kenmare Street, a fully leased 10,000-square-foot retail condo in the heart of Nolita.

Mr. Krasner negotiated the deal on behalf of his client, Jon Krasner of KB Realty Partners, co-manager of the project, which partnered with Steven J. Kassin and David Berg of Infinity Real Estate on this transaction.
