One of the biggest mistakes we see property owners make is assuming the value of a property is limited to what they can sell the property for.

Sometimes, there’s value sitting above the building that you’re not using.

Development rights can potentially be monetized while you keep the property, keep the income, and use that capital to make the next move.

You just have to know what you actually own.

Inheriting a property with your sibling can be a great thing. But that doesn’t mean you have to stay tied to the same investment forever.

Maybe you want to invest differently. Maybe they do. Maybe it’s simply time to go your separate ways. The important part is knowing there may be a way to do that without creating an unnecessary tax problem.

Sometimes the smartest move is knowing how to separate the asset without leaving value on the table.

One thing I’ve learned as a business owner is that we’re often so focused on what’s right in front of us that we miss what we already have.

I’ve made that mistake myself. You get focused on the next deal, the next investment, the next opportunity, and forget to step back and really look at the value sitting in front of you.

Real estate is a great example of that.

Sometimes the smarter move isn’t buying something new. It’s understanding what you already own and finding ways to make it work harder for you.

This is one of those things about doing business in New York that sounds crazy until you’re actually in the middle of it. You can have the capital, the vision, the right property and a great development plan. And one tenant can still become the problem that brings it all crashing down. The bigger the opportunity, the more important it is to know exactly what can get in the way of closing it... In New York, thinking three steps ahead isn’t overthinking the deal. It’s part of doing the deal right

One thing I’ve learned working with founders and investors: the most expensive decisions are often the ones made too quickly.

Real estate, taxes, partnerships, exits. None of these exist in a vacuum, and the decision that makes sense today can create a very different problem six months from now.

The older I get, the more I believe in slowing down long enough to ask the bigger question: what are you actually trying to accomplish?

Sometimes the smartest move isn’t the most obvious one...

Apparently, whether you have a will is now a test of friendship.

Jokes aside, estate planning is one of those things that is easy to put off because you do not expect to need it anytime soon.

That does not make it any less important. A little planning now can save your family a lot of uncertainty later.

You know what’s worth it?

Having the right legal structure and protections in place for your business.

The cars, boats, advisors, and private schools can be debated, but making sure your business is properly structured should not be.

AI is becoming part of how businesses operate, but that does not mean accountability disappears with it.

If an employee uses AI to draft a contract, provide legal guidance, or make a decision that creates liability for the company, the fact that AI was involved does not necessarily change who is responsible.

Businesses need to think beyond how they use AI and start thinking about the controls around that use. What information is being entered? Who is reviewing the output? What decisions are being made based on it?

AI CAN be a powerful business tool.
But it should never become a substitute for judgment, oversight, or professional advice.

You're one payroll mistake away from being a statistic.
Our city leads the statistics. It's not about when you're going to have a lawsuit on your doorstep it's about if you're prepared to mitigate the risks when it happens.

Yesterday, Ricardo Morales celebrated a milestone birthday.

He has overseen a $3.7 billion agency budget, 11,000 employees, and 175,636 apartments across New York City. He once delivered a 40,000 square foot court facility inside the Municipal Building roughly one million dollars under budget and a month ahead of schedule, through City procurement.

And during the pandemic, he spent his days in housing court representing people who could not afford a lawyer.

That is the part worth saying out loud today.

The credentials are extraordinary. The choices are what people should notice.

Ricardo has been with IX Legal since 2023, working passionately in our Litigation and Transactional divisions. For clients in real estate and family office matters, he offers something a transactional record alone cannot. He has run the approvals, the procurement, and the settlement authority from inside City government, so he knows how those decisions actually get made.

From our team, and from a city that’s better for your forty years in it. Happy birthday, Ricardo.
