Today’s Stories. I bet you didn’t know Amanda Seyfried’s Greenwich Village 2BR rose from about $1.9M in 2010 to a roughly $3.4M sale in 2022—a gross $1.5M increase, not profit? She still owns the Apthorp apartment she bought for about $2.525M in 2019.

Martin Scorsese recalls Tribeca before it became one of Manhattan’s premier residential markets. Robert De Niro and Jane Rosenthal’s post-9/11 Tribeca Festival helped revive Lower Manhattan.

The Curious Case of Benjamin Button starts Oct. 8 at The Public Theater, 425 Lafayette St., already extended to Nov. 22. Today’s Stories. I bet you didn’t know that Bryant Park’s lawn sits only about six feet above millions of NYPL books? The $24M, 120,000-sq.-ft. extension opened 30 feet underground on Sept. 3, 1991, linked by tunnel to 476 Fifth Ave. When Manhattan ran out of room, it went down.

Exactly 50 years earlier, 14 Duquesne N**i spies went on trial in Brooklyn. Double agent William Sebold helped the FBI secretly film Fritz Duquesne inside a fake Manhattan office while agents operated a shortwave station on Long Island.

Tim Cook has handed Apple to John Ternus after 15 years and become executive chairman. Apple rose from about $350B to $4.5T; in New York, its influence is visible at the glass cube at 767 Fifth Ave.

At The Standish, 171 Columbia Heights, Matt Damon paid about $16.7M; Emily Blunt and John Krasinski paid about $11M; Adam Driver paid about $11.5M. My real-estate takeaway: at the top of NYC’s market, privacy is an amenity, and buyers will pay millions for it.

At 95, Dominic Chianese is back in New York with Dominic & Junior, sharing memories of James Gandolfini and Al Pacino. Today is Steve Schirripa’s birthday. He and Michael Imperioli made Talking Sopranos, featuring Chianese, and now star in UnderGround Zero: 9/11 & The Mob with Ray Abruzzo and Arthur Nascarella.

Today’s Stories. I bet you didn’t know Dolly Parton got NYC’s Key, then sang on City Hall’s steps. NYC Municipal Archives revisited the Aug. 21, 1978 moment with Mayor Ed Koch before her sold-out Palladium show at 126 E. 14th St.; they reunited Aug. 31, 1987 at Gracie Mansion.

Captain America star Chris Evans paid ~$3.52M for his Hollywood Hills home in 2013. After asking ~$6.99M, then $6.39M, it sold for ~$5.38M—$1.61M below the first ask. A Captain America gym didn’t change the rule: buyers decide value.

Priceline ranked New York’s six-million-acre Adirondacks America’s No. 1 fall-foliage destination for 2026. Lake Placid, Saranac Lake, Lake George and High Peaks show how travel demand reaches hotels, rentals, restaurants and second homes.

My buyer takeaway: don’t choose a condo or co-op for the pool, roof deck or lobby alone. Check financials, reserves, insurance, litigation, assessments, board minutes, repairs and the co-op mortgage. Buy the building, not the brochure.

Australia is restricting “negative gearing” on many existing-home investments while keeping qualifying new-construction incentives to favor supply.

Fashion emissions rose in 2023–24 as fossil-fuel polyester grew. In NYC, companies face what they make and the buildings they occupy.

Today’s Stories — 9/1 🏙️

Foreclosures jumped 70%. Sounds like 2008, right? Not necessarily.

MarketWatch says foreclosure activity rose sharply, but it was coming off unusually low levels. A scary percentage needs context.

Barron’s says buyers are finding negotiating opportunities. In NYC, though, there is no single market. A condo, co-op and townhouse within a few blocks can behave like three different markets.

Bloomberg says millions of “shadow homebuyers” may simply be parked on the sidelines by high rates, prices and carrying costs. If affordability improves, some could come back fast.

Meanwhile, Google searches for “When will the housing market crash?” exploded. Fear is not the same as fundamentals. Lending standards, inventory and homeowner equity differ from one cycle to another.

I’ve been doing NYC real estate since 2002. One of the most expensive mistakes you can make is assuming the next market will behave exactly like the last one.

Before buying or selling from a national headline, know your neighborhood, price range and property type.

Today’s Stories. I bet you didn’t know Grand Central began 9/1/1869? Rail consolidation and buried-track air rights built Terminal City—and Midtown value. Boston’s first North American subway opened 9/1/1897; NYC’s in 1904, expanding housing reach.

9/1/1932: Mayor “Beau James” Jimmy Walker resigned amid a Tammany/payment probe. 9/1/1931: Lou Gehrig hit his 3rd grand slam in 4 days—6 HR/27 RBI in 10 games. Brooklyn’s Bobby Fischer trained at Marshall Chess Club and beat Boris Spassky in 1972.

Hermès: furniture after owners leave. A couple bought a $1.8M house because their dog hated the weather, then spent almost $2M renovating. After 24 years in NYC real estate, I believe a good broker should be able to tell you why they paid it, what they got for it and where they might have done better.

Today’s Stories. Dolly Parton turned fame into assets: Dollywood, Nashville CRE funded partly by Whitney Houston’s “I Will Always Love You,” a $75M 12-story office/hotel plan, and a journey from a 2-room cabin with 11 siblings to a 23-room home on ~70 acres.

AD: luxury treehouses with glass rooms, views, hot tubs, terraces & fireplaces show architecture itself can be the product.

WSJ: Howard & Suze Rubin bought 14 Cradle Rock Rd E, Pound Ridge, for $1.825M partly for 120-lb collie Buster, spent nearly $2M on turf, fenced play space, pool shelves & 9 TVs; the 4BR/2.76-acre home now asks ~$2.9M. Renovation cost doesn’t equal resale value.

Axios: the ~$160T bond market helps set mortgage/CRE borrowing costs; AI adds capital demand. Bloomberg: crop prices posted their biggest monthly gain since 2012, pushing food/inflation risk.

TRD: NYC’s pied-à-terre surcharge could create co-op lien, sale, financing & refi problems. Havas Health expanded to ~254K sf at 200 Madison for ~15 years.

Bisnow: American Strategic Investment warns it may not survive; 123 William, bought ~$253M, is valued ~ $138M near/below debt. Wells Fargo is moving on Workspace Property Trust’s ~$1.28B multi-state portfolio.

Today’s Stories. I bet you didn’t know Babe Ruth was fined like a modern star losing millions—and sent home.

In Aug. 1925, Yankees manager Miller Huggins suspended Ruth indefinitely and fined him $5K—10% of salary—for curfew/discipline problems and challenging him. Ruth expected owner Jacob Ruppert to reverse it; Ruppert backed Huggins: no player above the team. Sources: Brooklyn Daily Eagle/NYT/Baseball Hall of Fame. Bronx/Yankee Stadium area.

People marked Mariska Hargitay and Peter Hermann’s 22nd anniversary. They met through Law & Order: SVU; her Olivia Benson role has tied her to NYC since 1999, and she still films here. No public event.

Reuters: U.S. appeals a ruling requiring funds for the $16B Hudson Tunnel: new NJ-Manhattan tunnel, then rehab of the century-old North River Tunnel, used by 200K riders/hundreds of trains daily. Work paused, funds resumed; $2B spent. Penn Station, W. 31st St.

Streetsblog NYC: Nearly $300M Bobby Wagner Walk/FDR greenway rebuild, E. 94th–124th Sts., scaled back as access limits raised costs. Full work E. 94th–105th and an E. 107th pier restroom were dropped. Cars, walkers, cyclists, parks and waterfront shape property value: water and highway noise aren’t equal.

Today’s Stories. I bet you didn’t know Aug. 29 gave NYC a Times Square landmark and the modern U.S. Open? Loew’s State opened in 1921 at 1540 Broadway: 3,200 movie/vaudeville seats plus offices, helping make Times Square a cultural hub before its 1987 demolition. In 1968, the first U.S. Open began at 1 Tennis Pl., Forest Hills. Billie Jean King faced dentist Vija Vuskalns on minutes’ notice; amateur Arthur Ashe became the first Black male Grand Slam singles champion—but couldn’t collect the prize.

Vanity Fair remembers Bungalow 8, 515 W. 27th: Amy Sacco’s hard door admitted George Clooney, Madonna, Janet Jackson, Iman, Benicio Del Toro and Paris Hilton. Nightlife made West Chelsea valuable, then rising rents priced some out. Plus 40 life-size buffalo headed through Lower Manhattan/Brooklyn.

Pete Davidson, transformed into Tommy Pitera, and Camila Mendes filmed Tommy Karate in Coney Island. Padma Lakshmi says NYC kids learn independence by foot/train, not cars.
