New-Build Buyer Survey: What Americans Want in a New Construction Home
It's always fascinating to see what draws buyers to new construction homes. A recent survey found that 80% of Americans are attracted to new builds, with the main appeal being fewer repairs, more opportunities for customization, contemporary design, and improved energy efficiency. Spacious kitchens, inviting outdoor areas, abundant natural light, and eco-friendly features are topping wish lists for many clients. These priorities reflect what I often hear from buyers in our local market—finding a home that fits their lifestyle while minimizing maintenance and maximizing comfort. As someone who helps clients navigate these choices every day, I know how important it is to find a space that truly feels like home.

Housing Data Gives Buyers More Leverage
Lately, we’ve been seeing a shift in the market that’s giving buyers more room to negotiate. Nearly 21% of active listings experienced price cuts in late Q3, with inventory rising to over 1.16 million homes—now just about 9% below where we were before the pandemic. Buyer activity has remained cautious, and homes under contract have dropped about 4% year-over-year for the second month in a row. Higher mortgage rates are still making affordability a challenge for many. The national median list price was about $419,000, showing a slight dip both month-over-month and year-over-year, and this marks the eleventh consecutive month of yearly declines. Price per square foot is down roughly 2% from last year. Most sellers are staying in the market—about 6% of listings were delisted, which is steady compared to last year—but more are reducing prices, opening up more opportunities for negotiation. The big question now is whether these additional price cuts will encourage more buyers to sign contracts, or if increased supply and softer demand will keep this adjustment period going. As always, I’m keeping a close eye on these trends to help guide clients through each turn in the local market.

Price Cuts Hit 1 in 5 Listings
Navigating the shifting landscape of late Q3, I’ve noticed that about one in five property listings adjusted their prices, while less than 6% were taken off the market. Sellers are largely holding steady, rethinking their expectations as nationwide trends evolve. Mortgage rates for conforming 30-year fixed loans rose from the high-6% range early in the month to over 7% by mid-month and continued to edge upward, shaping both buyer and seller strategies. Inventory surpassed 1.16 million active homes, and the median list price eased down by roughly 1% month-over-month to $419,300, which has opened up a bit more room for negotiation. At the same time, new listings dipped about 2% month-over-month to around 395,000. Economists point out that higher borrowing costs are keeping many buyers from fully leveraging these shifts, even as options grow. As we move into early Q4, the big question is whether these conditions will spark deeper price discounts, repeated reductions, or longer selling times for homes on the market. I’m watching these trends closely to keep my clients well-informed and well-positioned.

What does a home warranty cover and what's excluded?
Home warranties can be a valuable safeguard for homeowners, offering coverage for major systems and appliances. Depending on the plan, you can choose to protect just your home’s systems, just the appliances, or both—with optional add-ons for extra peace of mind. It’s important to remember that home warranties don’t cover everything; structural elements and preexisting conditions are typically excluded. Since coverage limits and specifics can differ from one plan to another, I always advise clients to review the details closely before making a decision. Navigating these choices is just one way I help buyers and sellers feel confident in their next move.

Mortgage Rates Aren’t Backing Down Yet
Mortgage rates continue to hold steady near 7%, creating ongoing challenges for affordability. Unless inflation begins to cool and the Fed shifts course, we’re likely to see these higher rates persist. Sticky inflation and the possibility of another Fed hike could even push borrowing costs higher, especially with wider MBS spreads adding pressure. For a meaningful drop in rates, we’d need to see real progress on inflation, calmer long-term yields, positive signals from the Fed, and improved mortgage-backed securities spreads. For anyone considering buying, investing, or refinancing, it’s wise to use current rates as your planning baseline and view any future rate relief as an added bonus. As always, I’m keeping an eye on these trends to help guide your next move with confidence.

Homebuyers: Lending Standards Are Still Tight, but New Credit Scores May Help
With home sales hovering near a 31-year low, it’s clear that strict lending standards, high mortgage rates, and rising costs are shaping today’s market. Lenders are starting to look beyond traditional credit models, now considering factors like rent and utility payments. While this is a step in the right direction, many low-income and minority buyers are still left on the sidelines, even though their delinquency and default rates remain low. As someone who works closely with buyers in our community every day, I see how these shifts can impact real families. Staying informed about evolving lending criteria is crucial if you’re planning your next move in real estate.

Gen Z buyers lead every generation on affordability trade-offs
It's interesting to see that Gen Z buyers are leading the way when it comes to making affordability trade-offs in today’s real estate market. This generation is showing real flexibility—willing to cut back on spending or opt for smaller homes in order to achieve their goal of homeownership. Canadians, in particular, are most open to downsizing, whereas British buyers are less keen to make compromises. As someone who works with buyers across generations, I find these shifts in priorities reflect a new kind of determination and adaptability in younger clients. Understanding what each generation values helps me better guide my clients toward choices that truly fit their goals.
