Your home’s assessed value could stay the same—and your property tax bill could still increase.

New Orleans leaders are considering a property-tax “roll-forward” for 2027 as the city weighs budget cuts. That would raise eligible tax rates toward previously authorized limits. As of October 2, the changes remain under consideration.

What could this mean for you?

If you own a home, higher property taxes could increase your monthly mortgage payment if you pay taxes through escrow—even with a fixed mortgage rate. If you pay taxes directly, the increase would affect your annual bill instead.

If you’re buying in New Orleans, ask your lender for a property-specific tax estimate before finalizing your budget. The seller’s current tax bill may reflect exemptions or circumstances that won’t apply to you.

Your potential increase depends on your property, applicable exemptions and the rates ultimately adopted. Two resources can help you understand your numbers:

• Property Value Lookup: Find your current assessed property value through the Orleans Parish Assessor. Review the tax year and listed exemptions.

• Property Tax Impact Calculator: Use the city’s newly launched calculator to explore estimated monthly and annual changes under the proposed tax-rate scenarios.

Both links are in our bio. Remember that assessed value and market value are different—follow the calculator’s instructions for the information it requests. Calculator results are estimates, not final tax bills.

Buying a home in Louisiana? A lower mortgage rate is worth a closer look, especially when the savings come with an expiration date.

With Freddie Mac’s weekly 30-year mortgage average reaching 7.03% on September 24, buyers are exploring adjustable-rate mortgages, builder incentives and competing lender offers to make the numbers work.

Before choosing, ask:

• Adjustable-rate mortgage: When can the rate change, and what is the highest possible payment?
• Builder incentive: Is the payment reduction temporary or permanent, and does it require a specific lender?
• Lender offer: What will you pay in points, fees and closing costs to get that rate?

For Louisiana homebuyers, homeowners insurance, flood insurance and property taxes belong in that comparison, too. Get estimates for the specific property before settling on your budget.

Whether you’re house hunting in New Orleans, Metairie, Covington or Mandeville, compare the full cost today and the potential payment later. A future refinance should be an option, not something you need to afford the home.
