An online estimate of your home can be a useful starting point, but never the final word on what a home is worth.

Algorithms can look at square footage, bedrooms, bathrooms and nearby sales. A Realtor looks at what the algorithm can't: condition, age of major systems, room counts, what's actually been updated inside.

Here in New Orleans, where two homes on the same block can be very different, those details matter.

PSA: You never know until you ask.

Let's say you find the perfect house, but it has an older roof, and a newer roof was high on your list. Don't walk away just yet. Have your agent call the listing agent and simply ask: has the seller considered a concession for the roof?

More often than you'd think, the answer is yes. A roof concession can be written into the offer as a closing cost credit or a vendor credit, both common approaches when an older roof is in play.

Don't let one fixable detail scare you away from a home you love, just ask.

If you're buying a home during hurricane season, there are a few things you need to know, because the process works a little differently this time of year. 🌀

First, your purchase agreement will include a hurricane addendum. If a storm hits in the days right before your closing, that addendum extends your contract so you can reinspect the property. It's there to protect you.

Second, and this is the big one: once there's a named storm in the Gulf, insurance companies stop writing new policies. So if your policy isn't already in place, you'll have to wait to get insured, which can push back your closing.

None of this means you shouldn't buy during hurricane season. It just means you need an agent who understands these risks and keeps you updated every step of the way, so nothing catches you off guard.

The buyer's consultation might be one of my favorite parts of the home buying process.

It's the first real chance to introduce myself, get to know you, and understand what you're actually looking for. It's also where I get to set expectations so nothing catches you off guard in this complex and sometimes long process.

Buying a home is exciting and a little overwhelming, and that's exactly why I'd rather front-load the information than leave you guessing.
