One of the state's most valuable home improvement and protection programs is back. And every year I speak with homeowners who never apply because they assume they won’t qualify or be selected.

The Louisiana Fortify Homes Program opens today, June 1, and offers grants of up to $10,000 to help eligible homeowners strengthen their roofs against hurricane-force winds.

📅 Registration opens: June 1 at 8 a.m.
📅 Registration closes: June 19 at 5 p.m.

Eligible parishes include:
• Acadia
• Ascension (eligible areas)
• Calcasieu (eligible areas)
• Iberia (eligible areas)
• Jefferson Davis
• Lafayette
• Livingston (eligible areas)
• St. Martin (eligible areas)
• St. Tammany (eligible areas)

Not everything is a scam.

I get it, these days, we’re all a little more cautious about unknown calls. And in real estate, that hesitation is real. But here’s a reminder: sometimes, that call is actually an opportunity.

I had a gentleman reach out wanting to see a property. Simple enough. We scheduled a showing, walked the house, and before long… we were under contract.

Even the listing agent didn’t believe he was a real buyer until the inspection day.

The lesson?
Yes, be smart. Ask questions. Protect your time.
But don’t let skepticism close the door on real opportunities.

When a home isn’t getting showings or offers, pricing is usually the issue and this is exactly where I step in to guide my sellers.

I don’t recommend small price drops just to say we made an adjustment. A $2,000 to $5,000 reduction rarely changes how buyers see the home, especially if it is still priced above comparable properties.

Instead, I coach my clients on how to reposition the home to a price point that actually makes sense in today’s market. The goal is to create real interest, bring buyers through the door, and still leave room to negotiate.

This is not about chasing the market. It is about understanding it and making strategic moves that get results.
