An Auctioneer wanted to know how others calculate and report commissions vs expenses for their auctions. If there is one thing that I know, it is that Auctioneers rarely agree on anything. That said, I am going to share what 9 years of experience has taught me, and I know that there are those here, with vastly more experience, that will share how they do.
I remember a few years ago, I was involved in what was pitched as a 7 figure comic book auction. The deal was structured where the auctioneer would get a set commission rate from the gross sale, and from those proceeds, would pay all auction related expenses.
We had a great auction.... 6 figures.... But wait.... it was supposed to be 7 figures! The result of that auction was a seller that was not happy, and an auction company that was very unhappy. I don't know about you, but I didn't get into this business to lose money. It is for that reason, as well as transparency and consistency, that when I structure a deal, the expenses are clearly spelled out, contractually and separately, marketing is also separated, and at times, specified in a specific budget, then a commission is also out there.
I know that a lot of auctioneers will argue that my method is not simple, and that they roll everything into one rate.
While I understand that, I also know for a fact, that my way, I am not going to lose money. Hopefully, they know their asset well enough to avoid a bad day.

When it comes down to it, Auctioneers are marketers. I do most of my personal property online nowdays, but that does not mean that I am anti live. In fact, I love live, and am good at it, judging by other auctioneers that I work with. It is just, with the dynamics of the company I have developed, the online model is more efficient for me.
Regardless of how it is delivered, the auction industry is co-dependent upon 2 things, our clients ( sellers) to which we have a fiduciary obligation, and our buyers, to whom we owe honesty, transparency, and accuracy.
We sell a wide variety of assets (stuff). Land, everything on it, under it, over it, and the thoughts that make it possible (Intellectual rights). To do so, we must have the ability to get the right buyers to the right assets. So, you best find someone with a proven track record in the asset that you're selling, or conversely, an auctioneer that you know, has the expertise to target the right buyers and get them to a sale.
Case in point. I recently was retained to sell, at public online auction, a collection of Beatles Albums. 900 of them. I am not/was not an expert in Beatles memorabilia. To be clear, I still am not an expert, but I know what a 2nd and 3rd state Butcher cover is, and how to spot an authentic one. That said, I was hired, via referral, because I know how to target the right buyers, using online advertising, targeting, and funnels, that I was able to get 224 registered bidders that pushed the sale to 130% of my sellers expectations.
There are many auctioneers, Nationwide, that I consider not only colleagues, but friends, specialists in a large variety of asset classes.
It is said that anyone can run an online auction. That is true, as well as a live one. However, it takes experience and a level of professionalism, to conduct one well. I chose the word conduct, because, being a musician.... conducting resonates with me, to the point of bringing sections together in a climactic crescendo that can leave the audience, the auctioneer, and the sellers, breathless at the end.

In Ohio, an Auctioneer goes through classwork, then apprentices, and must have a real estate agent or broker license to sell real estate at auction. Additional educational certifications are AARE and CAI.
A conventional real estate agent/Realtor must have a real estate license, or brokers license to sell real estate conventionally.
Why not consider the extra education, and a clear explanation, and the probability of success, that an auctioneer can give you, choosing your level of security, when contemplating or planning the sale of your biggest investment in life, your land?

In Ohio, an Auctioneer must be licensed, apprentice under a more experienced auctioneer, and be a licensed real estate agent or broker, in order to sell real estate at auction. Here is just a little insight.

I am pleased to announce that I have been asked and have accepted a position with Gryphon Realty. Gryphon Realty is the real estate arm of Gryphion USA, with whom I have been associated with since 2012, when I first became an auctioneer.

We have worked on deals together such as Veteran's Memorial, and ECOT in Columbus, Ohio Valley Trading Post in Lancaster, Athens, Chillicothe, and Parkersburg, as well as projects from Steubenville, to Dayton, to Bridgeport Ohio, Weirton WV, as well ad dozens of smaller projects.

Rich Kruse, Melissa Murray Kruse, and I have conducted many live and online auctions together, and I am proud and humbled to be asked to join their organization.
