Sometimes the hardest part of buying or selling isn’t the market itself. It’s letting go of what we think the market should look like. 🏡

Buyers may have to rethink what their budget gets them. Sellers may need to adjust expectations around price, timing, or competition.

That doesn’t mean your goals aren’t possible.

Realistic doesn’t mean pessimistic. It means understanding the market you’re in and making a plan that works within it.

Stop comparing your experience to what your parents paid, what your neighbor sold for, or what your friend did three years ago.

Your situation is yours. And sometimes, we just need a different plan to get you where you want to go. 🤍

It’s one of the most common questions I get, and unfortunately, there isn’t a magic calculator with the perfect answer.

I think sometimes we get so caught up waiting for the big things to be happy about that we forget how much joy there is in the little things.

A smooth inspection. A new trail with a really good view. A night at home with my animals. Watching someone get the keys to a home they weren’t sure they’d ever own. Being surrounded by people who genuinely root for you.

None of it is necessarily life-changing on its own, but somehow those are the things that make life feel really, really good. 💛

Is anyone else just not ready to rush into the last few months of the year?

Don’t get me wrong, I love fall. But I’m still trying to hang on to warm evenings, long days, and being able to enjoy life outside after 5 p.m. We spend so much time looking forward to the next season or holiday that sometimes I think we forget to actually live in the one we’re in.

Fall JUST officially started, and I’m already seeing Christmas decorations. Can we please take a second? 😂

I’m not ready to fast-forward through the rest of the year. Especially because once it starts getting dark early, driving at night with an astigmatism becomes its own little near-death experience. ✨

Just because you’re pre-approved for it doesn’t mean you have to spend it. 👀🏡

Your lender can tell you what you qualify for, but only you know what feels comfortable for your life.

Maybe you want room in the budget for travel, pets, savings, hobbies, or simply not stressing every time an unexpected expense pops up. 😅

That’s why I encourage buyers to think beyond the purchase price and focus on the monthly payment they actually feel good about.

Easy choice, right? Take the $425K and celebrate. 🥂

Wellllll… not necessarily. 👀

One of the biggest things I want sellers to understand is that the highest offer isn’t always the best offer.

There’s so much more hiding behind that purchase price: closing cost requests, financing, contingencies, inspections, appraisal terms, earnest money, closing dates… all of it matters.

When an offer comes in, my job isn’t just to tell you the number. It’s to help you understand what that offer actually means for you, what you could potentially walk away with, where the risks are, and how well the terms line up with your goals.

Sometimes the highest offer absolutely wins.

And sometimes? We happily take the $420K. 😉
