The market is shifting, but that doesn’t mean it’s stopped moving.
In August, 98 homes sold across Rockingham, Shenandoah & Page Counties, with a median sales price of $351,450. Homes that sold spent an average of just 30 days on the market. Market Statistics Report.pdf
One number I’m watching closely? Inventory. We’re heading into September with 395 homes on the market, compared to 343 this time last year. More inventory means buyers have more options, and sellers have more competition.
For sellers, that makes pricing and presentation even more important. Simply putting a home on the market and hoping for the best isn’t a strategy. 😉
For buyers, more options can mean a little more breathing room to find the right home instead of feeling like you have to jump on the first one.
Thinking about making a move this fall? Whether you’re buying, selling, or just wondering what your home could realistically sell for in today’s market, send me a message. I’m always happy to talk through the numbers and what they actually mean for you. 💚
