I have an 1800s farmhouse coming to market in the next few weeks, and every time I visit, I find something new to love.

This time, it was the library. 📚

And before you ask, yes, this is only part of the collection.

With the rain falling outside, the room felt straight out of a novel. A fireplace, a cozy couch, towering bookshelves, and large windows framing the gray afternoon.

Some houses just look beautiful.
Others have a feeling.

This one definitely has a feeling, and is absolutely beautiful.

Big fan of rainy day showings😬

They can tell you things a sunny day never will. ☔🏡

A rainy showing gives you the chance to see how a property really handles the elements. You can check for proper drainage, look for standing water, pay attention to gutters and downspouts, and even spot potential moisture issues that might otherwise go unnoticed. Inside, it’s a great time to look for signs of leaks, dampness, or drafts.

Plus, if you still love the house when the weather is gray and gloomy, that’s usually a pretty good sign. 😉

Thinking about buying a home? Don’t let a little rain cancel your plans. Sometimes the best showing days are the wet ones.

There’s a lot more happening during a home search than unlocking doors and scheduling showings.

I’m constantly paying attention to little things behind the scenes:
how a home flows, how you react to certain spaces, whether a layout actually fits your lifestyle, and making sure you understand what you’re walking into before making big decisions.

And yes… sometimes part of my job is helping people stay grounded and hopeful at the same time 😂

Because buying a home should be exciting, but also realistic.

Part of my job is helping clients understand what makes sense in today’s market while still keeping sight of what matters most to them. Sometimes expectations shift a little along the way… and honestly, that’s completely normal.

I never want my clients to feel pressured, confused, or rushed into something that doesn’t feel right.

The goal isn’t just finding a house.
It’s finding a home that makes sense for your life, your goals, and your future 💚

We took a 10 mile hike off of one of my favorites in Lost River State Park. There’s some cool sites to see along the way, but the first 1.5 miles up were steep 🫠

But, escaping into the woods for a few hours is like a reset for me. Some fresh air, exercise, and a good view is healing for the soul…💚
