According to the latest U.S. Census Bureau and HUD report, 652,000 new single-family homes were sold in July 2025. While that’s slightly down from last year, there’s actually some good news for today’s buyers:

✅ More homes are available – Inventory is up compared to last year, with nearly 500,000 new homes for sale nationwide. That means buyers have more options to choose from.

✅ Prices have become more affordable – The median sales price is now $403,800, down from $429,000 this time last year

✅ A healthier market – With about 9 months of housing supply available, buyers aren’t facing the extreme bidding wars we saw in the past.

💡 What this means: If you’ve been waiting for the right time, this shift is creating opportunities for buyers. More choices, less competition, and easing prices could make now the right time to find your dream home.
