Inventory in Southern Indiana went up by one home this week. One.

After a summer of climbing inventory, the market finally held still โ€” 147 new listings against 140 the week before, 110 closings against 113, and 1,388 homes active.

But one number jumped: 207 price reductions. The most in any week we've tracked, and roughly 1.4 price cuts for every home that came on the market.

Price improvement on Arnoldtown Road. It's now $329,000, down from $345,000.

Nothing is wrong with this house. The kitchen is updated โ€” solid oak, stainless appliances โ€” and buyers in this range are pricing a refresh into their offer. Three weeks of showings told us the same thing three times, so we moved the number instead of waiting for the market to change its mind.

What you get at $329,000: brick split-foyer on a wooded lot, original hardwood on the main level that has never needed a refinish, a real wood-burning fireplace, two-car garage with room for 4 Cars, and a covered deck out back looking at a stocked koi pond. Split 3 bedroom floor plan with an office area to boot.

The calendar may be moving toward fall, but there's still plenty of summer left to enjoy! Before the season slips away, squeeze in a few more warm-weather favorites around Louisville and Southern Indiana. A sunset by the river, dinner outside, live music, or a stop at your favorite local ice cream shop sounds like a pretty good way to spend an August evening. What's still on your summer list?

Louisville Market Report โ€” Week of August 15โ€“21

Here's what actually happened across Jefferson, Bullitt and Oldham counties last week.

๐Ÿ“‹ 136 went pending ยท 144 more moved to Active Under Contract
๐Ÿ”‘ 171 homes closed
๐Ÿ’ฒ 324 price adjustments
โ†ฉ๏ธ 73 came back on the market
โณ 16 expired ยท 125 cancelled
๐Ÿ“Š 2,685 active listings on the board right now

Behind the closings:

Average sale price: $361,811 (median $289,900)
Sellers netted 98.4% of asking โ€” 97.4% of original list price
Average days on market: 36 (median 16)

Rates eased again. Freddie Mac's 30-year fixed averaged 6.65% for the week of August 20, down from 6.67% the week before โ€” second straight weekly decline.

What I take from it: 375 new listings against 171 closings means inventory is still building faster than it's clearing. Priced right, homes are still going in about two weeks โ€” that's what the median tells you. But a 36-day average and 324 price adjustments say the overpriced ones are sitting and correcting. The market will get to the right number either way. Better to start there.

I took a walk one spring morning. Tulips, still water, trees that hadn't leafed out yet. Nothing in the frame was in a hurry.

That's roughly what selling looks like right now, with one important difference.

Jefferson County had 2,320 homes on the market in July, up about 20 percent from a year ago. Average days on market was 26. But cumulative days on market, which counts the listings that sat, came off, and went back on with a new price, was 38.

Same market. Two very different outcomes. The variable was the number on day one.

A garden can take its time. A listing can't, because it costs you a payment every month it waits.

I wrote up what actually moves a house when buyers slow down, including the inspection items that kill more deals around here than anything else.
