❌ The inspection contingency that's written so weak it's basically meaningless

When inventory is high and houses are moving in days, not weeks, buyers think they can skip steps.

Skip the inspection? Mistake.
Skip the appraisal contingency? Mistake.
Skip the attorney? The biggest mistake of all.

I see it every spring. Buyers so afraid of losing the house that they waive everything that protects them.

Then they call me after they've already signed.

"Teresa, can you look at this contract I already agreed to?"

That's not how this works.

You hire me BEFORE you sign. Not after.

The spring market doesn't change contract law. It doesn't make bad clauses disappear. It just makes mistakes more expensive.
