Best cities to buy new construction homes in 2026, ranked by value
When it comes to finding the best value in new construction homes for 2026, Southern cities are truly standing out. Charleston, SC, is catching eyes with its combination of affordable pricing and manageable climate risk—a rare blend for buyers looking to maximize long-term value. Greenville, SC, and Boise, ID, also make a strong showing, each offering a healthy mix of inventory and attractive pricing. Of course, climate considerations and evolving market demand differ from city to city, so it’s important to weigh all factors carefully. Over the years, I’ve seen how the right market can set buyers up for lasting satisfaction and stability. Knowledge and guidance matter—especially when navigating new construction opportunities.

Cities with the fastest-growing home prices in the Clarksville metro area
After more than four decades helping clients navigate the Middle Tennessee market, I’ve seen firsthand how quickly home values can shift—even within the same metro area. In the Clarksville, TN-KY region, we’re currently witnessing a wide range in price changes: some cities have seen home values rise by as much as 4.8%, while others have experienced declines up to 29.5%. At the top end, one city now boasts typical home prices around $395,000. These fluctuations remind me that every community has its own unique story—and that in real estate, local expertise truly matters. Whether you’re buying, selling, or simply keeping an eye on your neighborhood’s market trends, it’s always wise to have seasoned guidance by your side.

Bargain Hunting With Rates Above 7%
Navigating a home purchase while mortgage rates remain above 7% can feel daunting, but with the right strategy and a steady hand, opportunities still exist for resourceful buyers. As markets await further moves from the Fed and rising Treasury yields add pressure, affordability is understandably top of mind for many in Middle Tennessee.

Planning ahead pays off: recent research suggests preparing for potential rate shifts—a half-point move within 3 months, three-quarters by 6 months, and possibly a full point within the year. In my four decades guiding clients through all kinds of markets, I’ve seen that patience and preparation often put buyers in a position of strength.

Historically, those who purchase later in the year tend to benefit from increased leverage. In fact, typical homes have averaged about 5% less in Early Q4 compared to Late Q2, with fewer buyers competing and more time to negotiate. Last month’s nearly 5-month supply meant buyers held more bargaining power—whether on price, closing costs, discount points, or temporary rate buydowns.

For those still weighing their options, it’s true the market is bracing for additional Fed tightening. Yet, the long-term aim remains cooler inflation—something that could eventually relieve some of the pressure on mortgage rates. My commitment is to help clients make informed, confident decisions, no matter the market landscape.
