Pre-construction can be one of the smartest entry points in international real estate - but only if you know what you're doing. 🏗️

A few things every buyer should understand before signing:

1️⃣ You're buying on paper. Renderings and floor plans are not a finished product. Vet the developer's track record before anything else.

2️⃣ Stage payments are normal. Most pre-construction deals require deposits in phases - not all upfront. Know the payment schedule before you commit.

3️⃣ Timelines shift. Build in buffer. A 2027 delivery date may become 2028. That's not a red flag - it's construction reality.

4️⃣ Currency risk varies by market. Panama uses the US dollar, which removes one layer of complexity. Other markets don't.

5️⃣ Local legal representation is non-negotiable. Every market has its own rules. An attorney on the ground is essential.

Built from the rocks of the Panama Canal. Transformed into one of the city's most iconic waterfronts. 🌊

The Amador Causeway was constructed in 1913 using rock excavated from the Culebra Cut during the building of the Panama Canal. For decades it served as a US military base - Fort Amador - guarding the canal's Pacific entrance.

By the 1960s it resembled a gated community for the US Army, complete with a yacht club, golf course, and bathing beach. In 1996, control passed to Panama, and the transformation began.

Today it's a 6km waterfront promenade lined with restaurants, a marina, the Frank Gehry-designed Biomuseo, and some of the best views of the Panama City skyline anywhere in the city. Container ships on one side. The Pacific on the other.

Congratulations to Mercan Group of Companies and Accor Group on the official milestone celebration for Pullman Panama City. A five-star mixed-use development in the heart of Panama City's financial district: 180 hotel rooms, 126 branded executive suites, a rooftop pool, wellness and spa, restaurants, coworking spaces. Completion expected 2028.

Two investment opportunities are available: co-ownership in the hotel itself or branded executive suites. The project also qualifies under Panama's Qualified Investor Program for eligible international investors.
