Captain Cash Flow was feeling productive.

Too productive.

He woke up this morning and thought:

"You know what? I should stop by the rental property and make sure everything is okay."

Mistake #1. 😂

Because everything WAS okay.

But after arriving, he noticed:
• A shrub that could use trimming
• A light bulb that wasn't perfectly matched
• A mailbox that looked slightly crooked
• A flower bed that wasn't living up to its full potential

Three hours later, Captain Cash Flow had turned a perfectly normal Thursday into a self-assigned home improvement marathon.

Meanwhile, Mrs. Cash Flow was sitting on the patio enjoying her coffee.

"Didn't you hire Music City Realty so you wouldn't spend your Thursday doing this?"

Captain Cash Flow stopped.

Looked around.

And realized she had a point.

Sometimes the biggest challenge for property owners isn't a bad tenant or a maintenance issue.

It's convincing yourself that every tiny thing requires your personal attention. 😂

Every landlord has had this conversation before. 😂

Tenant:
“Hey, sorry to bother you…”

Landlord:
(Immediately knows peace has left the chat.)

But today’s emergency?

Not a leak.
Not a broken HVAC.
Not even a late rent payment.

No.

The tenant urgently needed help because:
“The ceiling fan remote disappeared.”

Somewhere in America, Captain Cash Flow spent 17 minutes helping a tenant look for a remote that was eventually discovered…
inside the refrigerator.

Mrs. Cash Flow nearly spit out her coffee laughing. ☕🤣

And suddenly…
Everybody’s mood changed.

The dogs are happier.
The coffee tastes better.
People are driving with the windows down.
Even landlords are smiling today. 😂

Somewhere across Middle Tennessee, Captain Cash Flow stepped outside, took a deep breath, looked up at the sunshine and said:

“Finally. A peaceful morning.”

Then his phone buzzed.
“Hey, the ceiling leak from last week’s storm…”

That’s when Mrs. Cash Flow slid her sunglasses down and smiled:

His coffee was cold.

Captain Cash Flow had big plans for Memorial Day weekend.

He was finally going to relax.

Burgers on the grill.
Family at the lake.
Phone on silent.

Mrs. Cash Flow smiling because, for once, he promised:
“No work this weekend.”

Then Saturday happened.
At 8:12 AM:
“Hey, the AC stopped working.”

At 9:47 AM:
“Somebody parked in my assigned spot.”

At 11:03 AM:
“The garbage disposal is making a weird noise.”

By noon, Captain Cash Flow was sitting under a canopy at the family cookout answering tenant texts while his hot dog went cold.

Mrs. Cash Flow looked over her sunglasses and said:
“I thought you said this was PASSIVE income.”

That one hurt. 😂
Monday night, exhausted and sunburned, Captain Cash Flow finally called Music City Realty.

A Nashville investor bought her first rental property after watching three YouTube videos and listening to one podcast.

By the end of the week, she considered herself a “real estate mogul.” 😎

She created an LLC.
Ordered business cards.
Started calling herself “CEO.”

Then the tenant moved in.

Week one:
“The garbage disposal is humming.”

Week two:
“The upstairs toilet is leaking.”

“How hard could it be?” he said.

The tenant’s “small dog” had turned into two huskies and a pit mix.
The HOA had sent three violation letters.

A midnight plumbing leak flooded the downstairs ceiling.
