‼️‼️BEWARE‼️‼️

After storms there is a sudden influx of contractors/roofers/handymen coming from other areas or states. After Irma and Ian there were unprecedented scams involving home repairs, even by local individuals and companies. There will be salespeople knocking on your door, and it’s important to be informed. This list is by no means comprehensive, but it might help you to not be scammed - even if the individuals or companies are local.

1. Do not sign contracts you do not understand. Make sure your contracts have a detailed scope of work, and are signed by all involved.
2. You still need permits for many repairs that are not emergencies. Collier County, City of Naples and City of Marco Island have differences in their building codes - all of which can be found online. Permitting work and having it approved after the fact can be very expensive.
3. Maintain control of your money. Do not sign over your insurance checks to any third parties. Only release funds on a schedule and do not give all funds up front. Make final payment only when work is complete, the permit is final, and you have an original lien release in hand.
4. Check status of licenses, insurance and corporate entities. Get copies from the contractor. Do not rely on someone’s word. Often times corporations are newly started and have qualifiers who allow people to illegally “rent” their licenses who are not even involved in operations.
5. Ask around and get references. Google the company or person. Look up on sunbiz to see who the owners and qualifying contractors are. Check the BBB website. Ask who holds the license and Google them. Check the DBPR license lookup. Call the County or City.
6. Document everything in writing by email, letter or text message - this applies with insurers, contractors etc. Keep copies of all documents and correspondence somewhere safe.
7. Take lots of pictures and videos of your damage and progress photos and videos as the work goes along.
8. If it seems too good to be true, it probably is. Fast is rarely quality in the construction world.

If you need advice, there are a lot of local attorneys who can help identify issues and advise you along the way.

We look forward to helping our community rebuild safely, and to protect our homes and residents. We’re all in this together!
