Here are 5 uncomfortable truths about real estate, mortgages, and investing that nobody else will tell you:
1️⃣ Your Zestimate is NOT your actual home value. 🖥️ It’s an algorithm that has never stepped foot inside your beautiful or horrible home, it doesn't know you just remodeled the kitchen, or have not updated anything in 20 years!
It can be off by tens of thousands of dollars.
Trust a local expert, not a computer.
2️⃣ Waiting for mortgage rates to drop "to 4%" might actually cost you more money. 💸 If rates drop significantly, the floodgates open. You’ll be competing with dozens of buyers, driving home prices up far past what you would have saved on a slightly lower interest rate today. Marry the house, date the rate and refinance later.
3️⃣ HOA and Condo fees in Florida are not "just a minor utility." 🏢 With recent structural reserve laws taking full effect in 2026
, HOA and condo fees can adjust significantly. You must review the association's financial health before buying, or you might get hit with a surprise special assessment, or worse die in underwriting.
4️⃣ "Passive" rental income is rarely passive. 🐊 SWFL is a goldmine for retirement income, but managing tenants, AC units breaking in July, and short-term rental compliance is a second job. 5️⃣ Overpricing your home "just to see what happens" is a losing strategy. It will make your property look like a loser F grade. 🔄 Stale listings are buyer magnets for lowball offers. In Naples, homes priced right the first time sell in a median range of 60 to 80 days, while overpriced listings that have to relist take 252 to 325 days and close for 11% to 15% less than the original ask.
