Happy Thursday ☕ Yo Grab a coffee, pull up a chair, and let’s have a quick, honest chat. Social media loves to make real estate look like a breeze, but after 30 + years in the SWFL market, I think it’s time someone told you the truth.

Here are 5 uncomfortable truths about real estate, mortgages, and investing that nobody else will tell you:

1️⃣ Your Zestimate is NOT your actual home value. 🖥️ It’s an algorithm that has never stepped foot inside your beautiful or horrible home, it doesn't know you just remodeled the kitchen, or have not updated anything in 20 years!
It can be off by tens of thousands of dollars.
Trust a local expert, not a computer.

2️⃣ Waiting for mortgage rates to drop "to 4%" might actually cost you more money. 💸 If rates drop significantly, the floodgates open. You’ll be competing with dozens of buyers, driving home prices up far past what you would have saved on a slightly lower interest rate today. Marry the house, date the rate and refinance later.

3️⃣ HOA and Condo fees in Florida are not "just a minor utility." 🏢 With recent structural reserve laws taking full effect in 2026
, HOA and condo fees can adjust significantly. You must review the association's financial health before buying, or you might get hit with a surprise special assessment, or worse die in underwriting.

4️⃣ "Passive" rental income is rarely passive. 🐊 SWFL is a goldmine for retirement income, but managing tenants, AC units breaking in July, and short-term rental compliance is a second job. 5️⃣ Overpricing your home "just to see what happens" is a losing strategy. It will make your property look like a loser F grade. 🔄 Stale listings are buyer magnets for lowball offers. In Naples, homes priced right the first time sell in a median range of 60 to 80 days, while overpriced listings that have to relist take 252 to 325 days and close for 11% to 15% less than the original ask.

Congratulations on the sale of CVS Island Plaza, Marco Island, Florida on Bald Eagle Drive and collier Boulevard.
Congratulations to my buddy Steve Eaheart who still works for Hendricks group of companies but is now the president of ABC Roofing supplies real estate department and Diane Hendricks of Hendricks Commercial Properties on the acquisition of Marco Island CVS Plaza, located on Bald Eagle Drive. Although I was not involved in the 2025 sale, I did facilitate the sale of the property to Diane Hendricks in 2012.
At that time, I represented the buyer Diane Hendricks and brought this exceptional opportunity to the Hendricks team, resulting in a successful transaction.

The property, previously managed by a local retired owner, was privately held and presented a valuable investment opportunity. Notably, I had submitted competing offers on the property in 2024 and January 2025, but ultimately, another party was selected. I am delighted that the Hendricks team acquired the property, given our prior relationship and their appreciation for its value. In 2012, I sold the property for $12,500,000, a remarkable price that reflected a higher-than-average cap rate for Collier County at the time.

The transaction was one of the largest sales in Collier County that year, following the Great Recession.

I commend the Hendricks team for their diligence and investment acumen, which yielded significant returns for their investors. Interestingly, the property has a rich history, dating back to its origins as an Eckerd Drugs location, with the lease still tied to Eckerd when CVS acquired the chain in 2004.

After changing hands, the property appears to have returned to local ownership, ensuring the continued presence of CVS on Marco Island. This outcome highlights the potential for value-added investments in Southwest Florida's non-institutional properties, particularly those with unique histories and strong market positions. Big Carlos Pass it will be missed when we first moved here to Southwest Florida in the mid 70s my dad and I used to fish here almost every weekend at the time it was a dark Bridge no traffic kind of scary at times and during the winter time it was a great place to sleep when the wind was blowing and you're fishing rod was in the water hoping for a fish we would hear whales blowing and all kinds of creatures in the water it's a shame they're not going to allow fishing or keep the old bridge for the purpose of fishing this is exactly what kids need to be off social media and with their dads fishing and it's not fair that if you don't have a boat there's not saltwater Bridges with deep water to go to why would they think of such a thing as to not allow fishing.

The new south end $90.8 million bridge project began in Summer 2023. Two years later it’s ready to open for traffic. Crews will begin to shift traffic to the new bridge at 11 p.m. Thursday, Nov. 13, through 6 a.m. Friday, Nov. 14.
