The house you love might have more negotiating room than you realize. 👀
When I’m showing a home, I’m not just looking at the kitchen, bedrooms, and backyard. I’m looking for clues that could give my buyers a little more leverage.

🏡 Has it been sitting on the market longer than expected?
💰 Has the seller already dropped the price?
🔑 Is the home sitting vacant?
🔨 Are there repairs or updates that need to be done?
👀 Has the listing started mentioning things like seller concessions, incentives, or “bring us an offer”?

None of these automatically mean a seller will negotiate… But they DO tell me it’s time to start asking questions.

And negotiation isn’t always just about getting a lower price. Depending on the situation, we may be able to negotiate closing costs, repairs, a rate buydown, appliances, or other terms that make the deal better for my buyer.

That’s why having someone in your corner who knows what to look for matters.

Because what exactly is the “perfect” market? 🤔

Lower rates can bring more buyers and more competition. Higher rates can change affordability and sometimes create different opportunities. Home prices can move. Inventory can change.

Trying to perfectly time all of it can leave you sitting on the sidelines waiting for a moment that may never look exactly how you imagined.

Instead, ask yourself:
Can I comfortably afford the payment?
Do I have enough saved for the purchase and life after closing?
Do I plan to stay long enough for buying to make sense?
Does owning a home fit what I want from this season of my life?

If those answers line up, THA is worth paying attention to.
The best time to buy isn’t when Instagram, the news, your neighbor, or your uncle says it is.
It’s when the numbers and timing make sense for you.
