It’s FRIDAYYYY 🙌🏻

This week consisted of real estate, phone calls, negotiations, approximately 47 things I didn’t have on my schedule, and me repeatedly saying, “It’ll be fine.” 😂

But here we are — we survived another one! 🙌🏻

I’m a firm believer that you can work hard, chase big goals, love your family, trust God, occasionally lose your mind a little 🤣… and still be incredibly thankful for the life you’re building.

So here’s to Friday, a good weekend, a little peace, and hopefully somebody else deciding what’s for supper tonight. 😂🙌🏻

And because apparently I don’t know how to sit still…

🍂 That’s a wrap on September! 🍂

September was BUSY — but the good kind of busy. 🤍

🏔️ Snuck away to the mountains for a few days to reset and enjoy a little family time
🤝 Lots of negotiations, showings & open houses
🏡 SOLD a home that was recognized by RealtyWire as the #3 highest home sale in the Myrtle Beach metro area that week 🙌🏼
🔑 Helped a buyer go UNDER CONTRACT on a condo
🏢 Listed a 1-bedroom condo
📑 And kept plenty moving behind the scenes!

But September wasn’t ALL real estate. 😉 I still made time for some of the things that matter most…

🏡 THINKING ABOUT BUYING A HOME? READ THIS FIRST!

Whether you’re buying your first home, your next home, or your forever home, here are a few things I wish every buyer knew BEFORE they started looking 👇🏼

🔑 1. Talk to a lender BEFORE you fall in love with a house.
Knowing your buying power upfront saves you time, stress, and sometimes heartbreak. And remember—the amount you’re approved for and the monthly payment you’re comfortable with may be two different numbers!

💰 2. Don’t spend every dollar you have on the down payment.
You’ll also need to plan for closing costs, inspections, moving expenses, and those inevitable “new house” purchases.

🚗 3. Don’t make any big financial moves while buying.
That new car can wait! 😂 Avoid opening credit cards, financing furniture, changing jobs, or making large unexplained deposits without talking to your lender first.

🏠 4. Stop waiting for the “perfect” house.
Sometimes the right home checks 8 out of 10 boxes—and the other two can be changed. Focus on the things you can’t easily change: location, lot, layout, and overall affordability.

🧐 5. Look past the pretty stuff.
Paint colors and furniture can make a house look amazing, but pay attention to the roof, HVAC, plumbing, electrical, windows, moisture issues, and overall condition.

📍 6. Drive the neighborhood more than once.
Go during the day. Go at night. Check the commute. Look at surrounding properties. Make sure you like the AREA—not just the house.

🤝 7. Have a Realtor in your corner from the beginning.
Buying a home involves a whole lot more than opening doors. From negotiations and inspections to paperwork, deadlines, financing, and closing—I’m there to help you navigate all of it.

And my biggest tip? Ask questions. LOTS of them. There are no silly questions when you’re making one of the biggest purchases of your life.
