Love the address. Know the annual commitment.

Before you buy a luxury home along the Grand Strand, put these three questions beside the floor plan:

1. Will my property taxes match the seller’s?

Estimate your own ownership scenario. Horry County distinguishes approved legal residence from non-legal residence. The 4% and 6% figures are assessment ratios, not annual tax rates.

2. What does my insurance actually cover?

Standard homeowners policies exclude flood damage, including storm surge. Ask an insurance professional to review homeowners, wind/hail and flood coverage for the specific property, including deductibles.

3. What should I budget beyond the purchase?

Request the HOA documents, check for special assessments, and build estimates for utilities, pool and landscape care, maintenance and future replacements.

My recommendation to sellers: gather these records before listing so buyers can evaluate the home with clearer information.

A beautiful home deserves a well-informed decision.
