So, come Friday or Saturday and soak up the sunshine in our spectacular sunflower patch! And, stop by the market while you’re in our neck of the woods for beautiful, fresh produce & a scoop of Katie’s Homemade Ice Cream! Pumpkin Pie & Ginger Snap are ready just in time for Fall!

Starting November 2, 2026, the real estate industry begins transitioning to a new appraisal reporting system called UAD 3.6. This will affect Conventional loan as well!

👀 Here’s what you need to know:

⚙️ Condition Matters: Interior and exterior conditions may be reported separately.

⚙️ Renovations: That $50K kitchen remodel doesn't automatically mean $50K in added value!

⚙️ Property Details: Updates, improvements, and unique features will be documented more thoroughly.

⚙️ Comps Are Still King! 👑 Comparable sales remain a major factor in determining value.

⚙️ Possible Growing Pains: The transition could create some temporary adjustments in the appraisal process.
