Most buyers tour a home and fall in love with the wrong things.

The updated kitchen. The fresh paint. The staging.

That stuff is designed to get your attention. Here is what you actually need to be looking at.

1. The mechanicals. How old is the HVAC? When was the water heater last replaced? What is the condition of the electrical panel? These are not glamorous questions — but they are the bills you inherit the day you move in.

2. The lot and drainage. Walk the yard. Look at where the grade runs. Water that drains toward the foundation is a problem that does not show up in photos and does not get disclosed unless someone asks. Ask.

3. The school district boundary — not just the neighborhood. Two houses on the same block can feed into completely different districts depending on exactly where the boundary line runs. Do not assume. Verify before you make an offer.

That means before you fall in love with a home, do the homework on what you are actually buying.

A beautiful kitchen will not save you from a $12,000 HVAC replacement two years in.
