🏡 Wait… Why Did I Get ANOTHER Property Tax Bill?
You bought a home, you received your regular property-tax bill…
Then another bill showed up. 😳
What's going on?
It's called a Supplemental Property Tax Bill, and it's actually a normal part of California's property-tax system after certain changes to a property.
Here's the basic idea:
When you buy a home, the County Assessor generally reassesses the property based on its current market value as of the change in ownership.
But your regular property-tax bill may still reflect the property's previous assessed value for part of that tax year.
That's where the supplemental bill comes in.
It basically catches up the difference.
A simple example:
Let's say the previous assessed value was:
$400,000
You purchase the home for:
$700,000
The county reassesses the property based on the new value.
The supplemental assessment addresses the difference between the old taxable value and the new assessed value, and the amount is generally prorated based on how much of the tax year remains after the change in ownership.
One important thing to know:
A supplemental bill is separate from your regular annual property-tax bill.
So if you buy a home in California, don't assume that the first property-tax bill you receive is necessarily the end of the story.
And supplemental assessments aren't limited to home purchases. Certain new construction can also trigger a supplemental assessment.
The good news?
Once you understand what the bill is for, it makes a lot more sense.
It's essentially an adjustment to account for the change in the property's assessed value.
