on the process and giving you the tools to be successful. I was born in Indianapolis and graduated from East Tennessee State University. In 2008, I moved to Nashville, TN. I immediately loved everything about the city. It was a big city with a small city vibe. Since then, Nashville has seen an immense amount of change. From high rise buildings to high priced homes, Nashville has seen it all. When I started doing real estate, it was honestly a side hustle for me while I worked my IT job. As I started doing this a little more, I started to see how much I loved every part of this job. From meeting new people, to learning their stories, it was all great to me. The job is more fulfilling than any other job I have had and to me, that is the ultimate career. When I can help a family move to the next chapter of their life, it truly gives me a sense of joy and accomplishment. I am the proud father of two kids and enjoy spending time with them and my wife. We have plans to travel around the world to expose our children to different parts of the world. Part of this job has made me realize how blessed we are. Seeing other people going through hard times and knowing that there are other people around the world that have it even worse makes me really think about how grateful I should be everyday. I honestly want to help you. I want to help you get to the next chapter in your life. I want to make this process easy for you. I want you to tell all your friends about me. I want to impact lives and I know that is a big task to take on but I am committed, driven and ready to earn your business. 🏡 A Buyer’s Market AND a Strong Real Estate Market? Both Can Be True.

Last week, I shared Redfin data showing that Nashville has shifted strongly in favor of buyers.

Now, WalletHub’s 2026 rankings add another perspective:

📍 Murfreesboro: #3 among midsize real estate markets
🏙️ Nashville: #6 among large-city real estate markets

Contradictory? Not really.

Buyers may have more choices and negotiating power today, while Middle Tennessee can still show strong underlying market and economic characteristics.

For buyers, that means opportunity if the numbers make sense for you. For sellers, it means today’s competition still matters, so pricing and positioning are important. 🏠

A buyer’s market doesn’t necessarily mean a bad real estate market.

🏡 Nashville Is a Buyer’s Market, But What Does That Really Mean?

According to new Redfin data, Nashville had an estimated 50.8% more sellers than buyers in July, making it the second-strongest buyer’s market among the major U.S. metros analyzed. 📊

That means buyers have more choices and more negotiating power but affordability still matters. Higher home prices and mortgage rates continue to keep many buyers on the sidelines.

For buyers who are financially prepared, there may be opportunities. For sellers, pricing and positioning matter more than ever. 🏠

July brought the seasonal slowdown we typically see after a busy June.

📊 3,269 total closings
🏠 $520K median home price
🏢 $334,900 median condo price
⏱️ 54 average days on market

As school and sports get underway, we’ll likely see fewer casual buyers and some sellers reconsider their pricing or whether to stay on the market at all.

But here’s the important part: the buyers who are still looking tend to be serious. 👀

For sellers, pricing and positioning matter. For buyers, there may be opportunities as we head toward fall.

The goal isn’t to wait for the “perfect” market. It’s to understand the market you’re in and have the right strategy for it. 🤝

📈 August Mortgage Update

🏡 Mortgage rates have moved higher, with the average 30-year fixed rate around 6.83% and the 15-year fixed around 6.32% (national averages).

📊 While higher rates have slowed some activity, the market hasn't stopped. In fact, the Mortgage Bankers Association reports that purchase applications are still 3% higher than they were this time last year. Buyers are still buying, they're just being more intentional.

💡 It's also important to remember that mortgage rates are influenced by much more than housing alone. According to Mortgage News Daily, broader economic conditions and bond market activity also played a role in this recent increase.

June delivered another encouraging month for our local market.

📈 Median Home Price: $537,000 (a new record high)
🔑 Total Closings: 3,459
🏠 Residential Closings: 2,785
⏱️ Average Days on Market: 51 days

While we're below the nearly 4,000 monthly closings seen during the 2021–2022 peak, staying around 3,500 closings shows buyers are still active and our market remains healthy.

While foreclosure activity increased 18% across the country, Tennessee saw foreclosures fall 18.5% compared to last year.

🏡 Rutherford County alone saw foreclosure activity drop more than 58%.

At the same time, luxury housing markets continue to gain momentum nationwide.

What's the takeaway?

💡 Real estate is local.
