“All,

This is a quick note on the continued strength of the local housing market.

Last week (week 17) saw 392 properties go under contract market wide, +27% to a very busy week 17 in 2025.

Last week was the most active week of 2026 so far and the busiest week since 421 properties went under contract in week 17 of 2022.

It’s not surprising that the market is very active as we approach Week 18, historically the busiest week of the year. What is somewhat counterintuitive is the housing market’s strength (again, week 17 was +27% to the same week last year) given the current economic headwinds such as the price of oil and still somewhat elevated mortgage rates.

We are in the thick of the spring selling market now and we will continue to see elevated demand until mid to late August when the annual seasonal slowdown should start to take hold.”

“All,

Last week saw 389 properties go under contract across the Charleston area, +16% to the same week last year.

This is the busiest week since week 17 of 2022 (205 weeks ago, nearly four years).

The CHS housing market shows remarkable resilience despite the war and related uncertainty around oil and gas prices which has hampered both the stock market and interest rates.

As you may recall from an earlier communication, week 18 is historically the busiest week of the year. We are wrapping up week 15 now. Week 18 is coming!

Our full monthly update recapping March should be out in the next week or so as the “official” MLS numbers for March won’t be fully available until Monday morning.

Big congratulations to my client on the purchase of her beautifully updated townhome in West Ashley! 🏡✨

She made the move from out of state to be closer to family — and it made this one extra special, as she’s also the mother of a past client of mine. Moments like this are what it’s all about.

Like many transactions, we had a few hurdles along the way, but with a great team effort, we got it all the way to the closing table.

One of my goals for 2025 was to collectively serve 100 families through buying, selling, or investing in real estate. With thanks to all of you, I’m proud to say I’ve helped and served 107 to date! 💯
Six years in, I’m beyond grateful for the relationships, referrals, and trust I’ve built here in the Charleston Tri-County area. From marsh views to downtown charm and everywhere in between, it’s been an honor to be part of so many stories in this community.
With that said, HUGE shoutout to my loving wife, friends, family, and colleagues. Without all of you I wouldn’t be where I am today 🙏
