FAR: Floor Area Ratio. One number that tells you how much building a piece of land can legally hold.

FAR is the ratio of total building square footage to the lot's square footage. A 1.0 FAR on a 10,000 SF lot allows a 10,000 SF building. A 2.0 FAR allows 20,000 SF, stacked, if zoning permits.

People often ask me what I actually do day-to-day. Yes, I negotiate commercial leases, source off market properties, and underwrite investments across Middle Tennessee. But at its core, my job is about so much more than just the transaction.

The Numbers: I am a data nerd at heart. I love diving deep into the pro formas, calculating the break-evens, and finding the hidden upside in a deal.

The Honesty: I don’t sugarcoat things. If a space is wrong for your brand or the numbers on a property don’t make sense, I will be the first one to tell you to walk away. Honesty is the only way I operate.

🏁 CLOSED | 5701 Robertson Avenue | Nashville, TN 🏁

Proud to announce the closing of 5701 Robertson Avenue, now officially the new home of CreatiVets, a local nonprofit organization doing incredible work empowering veterans through art, music, and storytelling.

This deal was months in the making—we first went under contract in September 2024. Like many meaningful transactions, it came with complexity: title work, environmental diligence, and a full contractor evaluation. But together, we kept the deal alive and brought it to the finish line.

A huge thank you to CreatiVets for entrusting me with this project—and to Charles Hawkins Co., who represented the buyer with professionalism and collaboration throughout. Deals like this are only possible with the right team.

Operating expenses are a key part of any commercial lease agreement and can significantly impact both landlords and tenants. These costs cover the day-to-day expenses of managing and maintaining a commercial property.

What’s Included in Operating Expenses?

Property Taxes: Costs paid to the local government for owning the property.
Insurance: Coverage for the property against risks like fire, weather damage, and liability.
Maintenance: Upkeep of shared spaces, including landscaping, janitorial services, and repairs.
Utilities: Costs like water, electricity, and heating for common areas.

Operating expenses are usually divided into two categories:
1️⃣ Base Rent (Fixed): What tenants pay just to occupy the space.
2️⃣ Additional Rent (Variable): Includes shared costs like maintenance and taxes, typically passed on to tenants in net leases.
