Thinking about buying a condo in Oakland, Macomb, or Wayne County? Before you make an offer, remember this: qualifying for a mortgage isn’t only about your credit, income, and down payment. The condo project and HOA may need review, too. 🏢
For many conventional loans, lenders may evaluate:
1. HOA reserves and the overall budget
2. Master insurance coverage
3. Owner-occupancy levels
4. Delinquent HOA dues
5. Pending litigation
6. Deferred maintenance or major repairs
These factors can affect financing eligibility, the time needed for review, and which loan options may be available. That does NOT mean every condo will be rejected: and requirements are not identical across loan programs or lenders.
Before submitting an offer, ask for the HOA documents and have the right professionals review them. A little due diligence upfront can help you avoid surprises later.
