House hacking is not about living for free. Here in Carroll County and Belknap County, it is about making homeownership achievable when the numbers would otherwise say no.

In 2026, the strategy is less about eliminating a payment and more about engineering one you can actually sustain on a Lakes Region salary. Here is what is working right now:

ADUs and in-law suites -- Fannie Mae now lets buyers count projected ADU rental income toward mortgage qualification, up to 30% of total qualifying income. NH's updated 2025 ADU law also guarantees by-right approval in single-family zones across Wolfeboro, Ossipee, Moultonborough, and surrounding towns.

Multi-generational homes -- 14% of all home purchases nationally were multi-generational last year, with Gen X buyers leading the way. Families in the Lakes Region are doing this to solve caregiving and affordability at the same time.

Buyers across the Lakes Region have moved on from a few things. Here's what's quietly working against sellers in Carroll County, Belknap County, and along Lake Winnipesaukee right now:

❌ All-gray and stark white interiors
❌ Shiplap for the sake of shiplap
❌ Matching every fixture and cabinet pull to one metal finish
❌ Open shelving as a kitchen default
❌ The undifferentiated open floor plan
❌ Single-use bonus rooms — man caves, wine rooms, home theaters that can't flex

None of these will tank a sale outright. But in a market where Lakes Region homes are staying on the market a bit longer than last year — median days on market was 34 in early 2026 compared to 26 the same period in 2025 — hesitation matters. And these are the things creating hesitation.
