A little advice from someone who's always on the move: 👉 know your terminal, check what's open, and make sure your breakfast stop is on the right side of security. They won't deliver food between terminals!

The water view is easy to notice BUT the maintenance plan deserves a look too!

If a 🏡 Raleigh property includes or shares a private stormwater pond, ask 👉 who maintains it, 👉 what the latest inspection found, and 👉 how repairs and eventual replacement are funded.

Raleigh advises the private owners or HOAs responsible for these systems to maintain sufficient funds for their upkeep. But that does not mean every pond belongs to an HOA. So let your agent (😉 hopefully us) verify responsibility for the specific property before buying.

Raleigh’s Arbor Day celebration is October 24, 9 a.m.–1:30 p.m. at 📌 Carolina Pines Park. The free, all-ages event includes hands-on tree-care stations, AND participants receive a free tree at the end.

Apparently, nobody told the due diligence clock it's supposed to take weekends off! 😂

One thing I always remind my NC buyers: that deadline is NOT flexible just because it falls on a Saturday, Sunday, or holiday! Under the standard NC contract, due diligence ends at 5 PM on the agreed date. Need more time? The seller has to agree to an extension in writing, and they're not required to say yes.

I'm a stickler for deadlines for a reason. 😉 I'd rather remind you three times than have you learn this lesson the expensive way!

Construction at the future Complete 540 crossing means paddlers may need to get out and carry their kayaks or canoes around the work zone. The interruptions are expected to happen off and on from now through spring 2027.
