Morgan Hill buyers have more options right now!

But that doesn’t mean sellers have lost their advantage.
Here’s what the July 2026 numbers are showing:

🏡 73 active single-family homes
💰 $1.43M median sales price
⏱️ 27 days on market
📈 Homes selling at roughly 100% of asking price

The biggest shift I’m seeing is choice. Buyers have more homes to compare, which means they can afford to be a little more selective.

For sellers, that makes pricing, preparation, and presentation more important than ever.

The homes that are positioned correctly are still moving.
