New home sales rebound as builders chase buyers' budgets
August brought a notable rebound in US new home sales, reaching the fastest pace in eight months—thanks in large part to builders adjusting prices and offering more incentives to attract buyers. Even so, sales remain 2% below last year’s numbers, with the median price coming in at $393,700. It’s a clear reflection of a market still finding its balance: high inventory levels and builder sentiment dampened by rising financing costs. Having guided clients through many market cycles—including those marked by high interest rates and economic uncertainty—I can say these shifts often open up new opportunities for both first-time buyers and investors. Creative financing solutions and a strategic approach to negotiations can make a real difference, especially when builders are motivated to work with buyers’ budgets. As always, my goal is to help clients leverage these changing dynamics for successful outcomes—whether you’re searching for your first home or looking for your next investment opportunity.
