SELF-EMPLOYED & WANT TO BUY A HOUSE? 👀🏡

One of the biggest questions I hear from self-employed buyers is, “How are they going to verify my income?”

And that’s exactly what this conversation was about.

Being self-employed does not automatically mean you can’t buy a home. Your income just may need to be documented differently depending on the loan program and lender.

Sometimes a closed door is really God redirecting you to something BETTER. 🙏🏾

My client came to me with a VERY tight timeline. She needed to be in a home in less than 30 days. I told her from the beginning, if we’re going to make this happen, we have to be aggressive.

So we got to work.

The first time we went out, she found a house she REALLY liked. We submitted the offer and asked for closing cost assistance, but the sellers weren’t willing to negotiate.

And this one hurt a little because when we left that house, we had prayed that it would work out. 🙏🏾

She was disappointed when it didn’t.

But I told her, sometimes we don’t understand why God closes certain doors. We just have to trust that He sees what we can’t see.

So we went back out.

I had three houses scheduled for us to see that day.

Baby… we only made it to ONE. 😂

She walked into the first house, looked around and basically said THIS THE ONE!!!

The other two showings? CANCEL ’EM! 😂

And look at how it worked out…

More bedrooms.
More features.
A better fit for her family.
AND the sellers agreed to pay her FULL closing costs. 🙌🏾

Now y’all understand why I had to mess with her a little bit when I called with the news. 😂 After the disappointment from the first offer, she thought I was calling with ANOTHER problem.

But this time… THEY ACCEPTED HER OFFER!!! 🏡🔑🎉

Sometimes what feels like a NO is really God saying, Not that one. I have something better.🙏🏾

And remember, we’re on a TIGHT timeline, so we’re moving! 💨

This one is personal. 🥹❤️ Tamesia has been part of my life since I was 15 years old. At this point, she’s family. I’ve been there for so many of her milestones, and I’ve watched her walk through some of the hardest seasons of her life and somehow keep pushing.

So when she came to me, she wasn’t even coming to me to BUY a house. She wanted to rent a house.

She told me what she was comfortable paying every month, and something in me said, Before we rent another house, let’s just see if we can get you approved to BUY one.

And we did. 🙌🏾

Then she told me she wanted new construction. Now THAT part had me a little nervous 😂 because I knew the budget we were working with. But we started looking anyway.

And once again…

God kept showing out. 🙌🏾

Not only did we find a home within her budget , with ALL appliances, paying ALL closing costs, we found her a BRAND-NEW HOME. 🏡😭

And now she is officially UNDER CONTRACT.

Tamesia, after watching you work so hard and push through so much, being able to walk beside you for THIS chapter means more to me than you probably realize.

We prayed over this home before it was ever yours, and now we’re going to keep praying all the way to that closing table. 🙏🏾❤️

Congratulations, Tamesia. You’re officially UNDER CONTRACT! 🔑🏡
