🐾 Helping People & Pets Find Home

09/11/2026

Spent our Sunday a little differently this week.

The Will Scott Group teamed up with Carma Rescue for a dog adoption event, and these pups are ready for their forever homes. Six from the same litter, plus a five-month-old husky mix named Goelin, who's about as good a boy as they come.

If you're even thinking about adding a dog to your family, come meet them. They're looking for people, not just a house.

Your Zestimate is not your home's value. And pricing off it is one of the most expensive mistakes a seller can make.

Zillow pulls public data and general trends. It doesn't walk through your home. It doesn't account for your upgrades, your natural light, your street position, or the way your kitchen actually flows. Two homes that look identical online can sell for hundreds of thousands of dollars apart in real life.

Real value isn't an algorithm. It's strategy, positioning, and understanding how buyers will actually perceive your home when they walk through the door.

Being a top-producing real estate team isn’t just about helping people find the perfect home—it’s about making a difference in the community we call home. ❤️🏡🐾

This weekend, our team members stepped away from real estate to support CARMA Rescue and help some very deserving dogs find their forever families.

Every day, we work to touch people’s hearts through the relationships we build, the homes we help create, and the lives we’re fortunate enough to be part of. This weekend, we had the opportunity to touch a few furry hearts too—and they definitely touched ours. 🐶❤️

Success means so much more when you can use it to give back.

Here’s to finding homes for people AND pups. 🏡🐾

The market gives you one window of real leverage. It's the first seven days.

That's when serious buyers are watching. That's when your home gets maximum exposure. That's when urgency is created. Miss that window and your listing starts going stale: showings drop, buyers start asking what's wrong with it, and the platforms push you down because you're no longer new.

A strong launch isn't part of the strategy. It is the strategy.

If you're thinking about selling, the work starts long before your home goes live.

Every first-time seller thinks they know what to expect. Then we have this conversation.

Inspections always have surprises, even in great homes. How you handle them matters more than the issue itself. Your net proceeds are not your list price: closing costs, commissions, and prep all come out first. Timing isn't just list and sell; there's a sequence that needs to be planned before anything goes live. And emotion is real; buyers will critique your home and negotiate it, and you have to stay strategic through all of it.

None of this is meant to scare you. It's meant to prepare you. Because the sellers who walk away strongest are the ones who knew what was coming before it arrived.

Your neighbor's pricing strategy is not their problem alone. It's yours too.

When a home hits the market overpriced and sits, it signals to every buyer paying attention. They start wondering if the whole area is overpriced. And by the time your home comes to market, they're already skeptical, negotiating harder before they've even walked through your door.

We've watched it happen on the same street. One home priced right, sold in days. The other chased the market down with reductions and dragged the whole block's perceived value with it.

Pricing isn't just about your home. It's about how your home fits into everything around it right now.

The Orange County market is shifting — and strategy matters more than ever.

For buyers, the door is starting to open. More inventory, longer days on market, and increased seller flexibility are creating opportunities we simply weren’t seeing when every property was receiving immediate multiple offers.

For sellers, this doesn’t mean homes aren’t selling. It means pricing has become more precise.

Today’s buyer has more information, more choices, and less tolerance for an overpriced home. Pricing too aggressively at launch can cost you your most valuable marketing window — the first 7–14 days — and ultimately lead to longer market time, price reductions, and weaker negotiating leverage.

The goal isn’t to “test the market.”

The goal is to position the property correctly from day one, create urgency, and give buyers a reason to act.

In this market, buyers may finally have a door opening.

Sellers just need to make sure their pricing strategy doesn’t accidentally close it.
