Your listing photos may show your home at its brightest. An evening showing reveals how it feels when that natural light is gone.
Before an after-work appointment, walk through your home at approximately the time buyers will arrive. Use the same entrance and follow the same route they will take, with the lighting set for the showing.
Start at the curb. Can you easily read the house number, see the steps and find the entrance? You know the property well enough to overlook a dark corner. Someone visiting for the first time does not.
Inside, notice the transitions between rooms. A brightly lit kitchen can make the adjoining hallway feel unexpectedly dim. Replace failed bulbs, check for noticeably different bulb colors within the same room and adjust lamps that create glare from the doorway or seating area.
Then check the connection to the outdoors. Once windows become reflections, a patio or garden that looked inviting in the listing photos may disappear from view. Test the exterior lighting and make sure buyers can comfortably see the route outside.
Turn what you notice into a simple showing setup: which lights to switch on, where to set the dimmers and how to position the window coverings. Share it with your agent so the presentation stays consistent.
