I talk about things Modern Agents like myself do differently on here quite a bit, but this is a big one I haven't shared.

In this market where everyone is offering over asking price and skipping inspections and even buying site-unseen, I encourage my clients to really evaluate what the house is worth to THEM.

Because I know what it takes to win in a multiple offer situation...but what good is winning when you pay more than you're comfortable with?

If the price of a home costs you your peace, it's too expensive.

If I'm guiding my client and I get the feeling they're not comfortable with what's happening, I stop and remind them it makes NO difference to me what house they buy. What matters to me is their priorities...their goals...their peace.

At the end of the day, I want you to not only get the keys to a home...I want you to be filled with peace and joy and be FREE to live the life you long to live there. Your home should be a vessel, not a burden. 🏡

Well it's been one week since my lovely first time home buyers, now owners, closed on their wonderful home in Millburn NJ, Essex County NJ.
They could not be any happier. Great community, top ranked school system, walking distance to NYC direct train & fabulous downtown district.
It was certainly my pleasure navigating the ship to find the house they can call home. It was a seamless & very fast process as my clients was all about learning how to purchase a house, (In a extremely competitive market), with regards to finding the "just right" house, going through the approval & mortgage process, appraisal, inspections, meeting deadlines & timetable & in the end we closed a week early just in time for their children to attend their first day of school. I could not have written a better script.
It was the best collaboration of an agent & buyer completing our task & achieving our goal.
