U.S. Housing Supply Reaches a Six-Year High | Local Real Estate Expert
This season, we’re seeing the U.S. housing market open up in ways we haven’t witnessed in over six years. By mid-Q3, new listings grew by about 3% month-over-month, reaching their highest point in four years. Total homes for sale also increased by roughly 4%, hitting levels not seen since 2020. While buyer demand remained steady—pending sales held flat, closed sales dipped just 1%—prices climbed to a new period record and mortgage rates hovered near 7%.

What’s driving this shift? More homeowners are listing as rate lock-in begins to loosen and life events encourage change. Sellers are adapting to a slower pace, giving buyers more options and room to compare. In fact, nearly 60% of U.S. homes sold below their original asking price by mid-Q3, giving buyers the upper hand in negotiations—whether on price, repairs, or closing costs.

Having spent over 14 years guiding clients through market cycles, I know that even in a high-cost, low-demand environment, opportunities exist for those who are ready. For buyers able to move forward, today’s market offers more choice and negotiating power than we’ve seen in recent years.

Cities with the fastest-growing home prices in the Worcester metro area
Keeping an eye on home price trends is essential for anyone navigating the Worcester metro real estate market. This year, we've seen the typical U.S. home value rise by 1.3% to $369,678—even as higher mortgage rates have tempered overall growth. Locally, the momentum is clear: Brooklyn, CT, stands out with an impressive 8.1% increase, bringing the average home value there to $418,198. Southborough, MA, continues to be the area's most exclusive market, with prices reaching $952,529. After more than 14 years immersed in both residential and commercial real estate, I know how crucial it is to understand these shifts—whether you're buying, selling, or simply watching the market. My approach always centers on providing honest guidance and clarity, so clients feel confident making informed decisions in a rapidly changing landscape.

Cities with the most expensive homes in Massachusetts
As someone who has spent more than 14 years studying the Massachusetts market, I find it fascinating to see how home values are evolving. For comparison, the typical U.S. home is now valued at $369,678—a 1.3% increase from last year, with 30-year mortgage rates sitting at 6.76%. Here in Massachusetts, Nantucket stands out with a remarkable $3.17 million average home value. That’s an 8.8% annual rise and an impressive 35.7% jump over five years. Staying on top of these trends is key to helping my clients make smart, informed decisions—whether they’re searching for their first home or their next investment.

Massachusetts Listings Rise 17% Statewide | Local Real Estate Expert
It’s been a dynamic Mid-Q3 here in Massachusetts—new listings for both single-family homes and condos have jumped 17% year-over-year. That means buyers now have a broader range of choices across the state, a welcome shift for anyone feeling squeezed by limited inventory. Even as options expand, home values remained strong: median prices hit $695,000 for single-families (up about 2%), and $565,000 for condos (up about 4%).

Closed sales have been a mixed bag: single-family sales held steady, dipping less than 1%, while condo closings saw a sharper decline of around 6%. Industry leaders are calling the surge in listings a positive sign—more supply means more opportunities for buyers, and the continued demand for well-priced homes shows our market’s resilience. As we move into fall, there’s cautious optimism that increased inventory and returning buyers will keep activity robust and drive more pending sales. After 14 years helping clients navigate these shifts, I know firsthand that staying informed and adaptable is key to success in our ever-changing market.

Massachusetts sees 17% bump in listings statewide
August brought a notable 17% increase in new listings for single-family homes and condos across Massachusetts. While closed sales dipped slightly, the market’s momentum is unmistakable. Median prices reached $695,000 for single-family homes and $565,000 for condos—figures that reflect both continued demand and the evolving landscape buyers and sellers are navigating. With inventory and buyer interest on the rise, there’s a sense of renewed activity in our market. After years of guiding clients through shifts like these, I know how important it is to stay informed and strategic, whether you’re looking to make a move or simply keep a pulse on local trends.

New Listings Rise as Summer Comes to a Close
As summer winds down, I’m noticing some interesting shifts in our housing market. New home listings across the U.S. have ticked up by 1.2%, reaching a three-month high. At the same time, pending sales have dipped by 1.3%, marking their lowest point since March. The median asking price has nudged down by 0.1%, even though we’re still seeing a 1.8% increase in the median sale price year-over-year. These trends reflect the ongoing impact of higher mortgage rates and a bit of economic uncertainty. With over 14 years in real estate, I’ve learned that reading between the lines of these numbers helps buyers and sellers make confident decisions—whether you’re searching for a new place to call home or considering your next move in the market.

U.S. Home Prices Ease Across Major Metros | Local Real Estate Expert
As someone who’s spent more than 14 years guiding clients through the real estate landscape, I’m always watching the market’s shifts closely. In Mid-Q3, we saw price per square foot decline year-over-year in 36 out of the 50 largest US metro areas—a clear sign that the cooling trend is expanding across major housing markets. Nationally, this measure dipped about 2% from the previous year, marking the tenth consecutive month of softening. Toward the end of the quarter, the momentum slowed further, and sellers became more flexible, cutting asking prices more sharply to bridge the gap with buyers. Persistently high mortgage rates continue to test affordability, especially in cities that experienced rapid gains during the pandemic. Inventory levels have also remained higher than pre-pandemic norms, encouraging sellers to adjust expectations. These shifts emphasize the importance of having a knowledgeable advocate in your corner to help you navigate changing conditions and find opportunities, whether you’re buying or selling.

The best and worst states for first-time home buyer assistance in 2026
Navigating the landscape of first-time homebuyer assistance can be challenging, especially with so much variation from state to state. In 2026, some states are offering generous forgivable loans and grants, while others have more limited, repayable options—each with different loan terms, income thresholds, and even benefits like student debt relief. Over my 14 years as a real estate broker, I’ve seen how these differences can shape not only the buying journey but also the opportunities available to new homeowners. Understanding what’s available in your area is crucial to making informed decisions and ensuring you’re set up for success as you take this important step.
