12 years ago, I cost my clients their dream home.

One of my biggest mistakes in my career.

I did not lead my clients. They told me the property was their dream home and instead of submitting an offer I said let’s look at several other homes.

Big mistake.

Because after we looked at those homes, turns out the one they wanted was already under contract with another buyer.

I’ve never let that mistake happen again.

New FinCEN real estate rule starting March 1

Certain real estate transactions now require the title company to report buyer information to FinCEN (Financial Crimes Enforcement Network).

This rule is designed to prevent money laundering and fraud, especially in transactions involving cash, trusts, LLCs, or entities.

👉 Buyers may need to provide:
�• Legal name�• Address�• ID info�• Entity ownership details (if applicable)

❗ This does NOT:�• Change your loan�• Change your contract�• Add new taxes

The title company handles the reporting — it’s mostly an extra verification step.
