Things that add character to a house: the details you wouldn’t find in every other home.

And this Wyndham home is a pretty perfect example. 👀

Except… that strategy can come with a cost.

When a home is overpriced, you may miss the buyers who are actually searching in your market, sit longer than necessary, and eventually have to make a price reduction anyway.

My take: The goal isn’t to start high. It’s to start strategically.

Your list price should be based on the market... not what you need to make, what your neighbor got two years ago, or how much you spent on the kitchen.

The right pricing strategy can help you attract the right buyers from day one.
