And not every homeowner is as firm as they seem.

Most don’t realize what’s negotiable when you buy a home in Richmond 👀

Everyone focuses on the purchase price — and yes, that matters.

But a good agent is thinking about your monthly payment, what you’re bringing to closing, what happens after the inspection report comes back, and whether the timeline actually lines up with your life.

I’ve had clients walk away from the table with seller-paid rate buydowns, closing cost credits, repair credits, and a move-in date that worked around their lease.

Psssst... interest rates aren’t the whole story. 👀

Somewhere along the way, interest rates became the main character in every homebuying conversation.

They matter, of course.

But obsessing over one number can distract you from the question that actually matters: does buying a home right now make sense for your finances, your plans, and the life you’re trying to build—here in Richmond?

A rate can tell you part of the cost.

It can’t tell you whether you’ve outgrown your current space, how long you plan to stay, what opportunities exist in the Richmond, VA market, or whether the monthly payment fits comfortably into your real life.

That’s why I’d rather help you evaluate the whole decision than wait around for one magical number to give you permission.

A lot of real estate advice sounds smart because it’s been repeated for years. 🤭

That doesn’t always mean it still fits the market you’re in now.

“Wait until spring.” “Price it high and come down later.” “You need 20% down.” None of those ideas are automatically right or wrong on their own.

The problem is treating them like rules instead of looking at the actual situation in front of you. 👏

Timing depends on what else is on the market. Pricing depends on how buyers are responding right now. Financing depends on the loan options available to you and what actually makes sense for your budget.

That’s why I’d rather give someone context than a canned answer.
