What buyers want in a home is changing.

According to recent research highlighted by Forbes, 73.4% of surveyed buyers said they would purchase an all-electric home — up from 36.7% in 2024. And increasingly, that means more than electric appliances. Buyers are looking at features like solar power, battery storage and energy efficiency as ways to gain greater independence, reliability and protection from rising utility costs and outages.

The conversation around home value is expanding beyond finishes and square footage. How a home performs is becoming part of what makes it desirable.

In real estate, the house is only part of the equation.

Where you buy shapes your commute, lifestyle, community, access, and ultimately how you experience the home every day. And in a market like Monmouth County, a few miles can mean a completely different way of living.

The right property matters. But so does where you put your piece on the board.

Location is part of the strategy. ♟️

Before you buy the house, take five minutes to explore everything around it. 🏡

Drive in every direction and pay attention to the things that will actually shape your everyday life — grocery stores, parks, restaurants, highway and train access, traffic, noise, and what surrounds the neighborhood.

You can renovate a kitchen, update a bathroom, or transform a backyard. But you can’t change what’s down the street.

The listing shows you the property. The drive shows you the neighborhood.

A major change could be coming to one of Middletown’s most recognizable properties.

Newly released plans for the former Circus Liquors site on Route 35 show a proposed development of 450 homes, including 170 traditional townhomes, 226 stacked townhomes and 54 affordable flats. Of the 450 total units, 68 would be designated as affordable housing.

The concept also includes internal roads, sidewalks, parking, open space, amenity areas and stormwater infrastructure. Potentially transforming a longtime Route 35 landmark into an entirely new residential community.

For Middletown, a project of this scale could add significant new housing inventory and reshape a key stretch of the Route 35 corridor.

The plans are still conceptual and not yet final. The proposed settlement requires court approval, with a fairness hearing currently scheduled for October 2, 2026.

A beautiful renovation doesn’t always mean a valuable one.

Some upgrades photograph incredibly well but don’t necessarily translate into a higher resale value. The smartest renovations balance design with what buyers actually prioritize — functional kitchens and baths, better layouts, major systems, energy efficiency, and curb appeal.

Before renovating, ask yourself: Does this just look better, or does it actually make the home better?

Because the best upgrades can do both. 🏡

If you’ve owned your home for 5+ years, a lot may have changed — including the value of the home itself.

It may be time to take a fresh look at your equity, current market value, taxes and insurance, along with the bigger question: does your home still fit where you are today?

Maybe the answer is to stay. Maybe it’s time to renovate, downsize, or put your equity toward something new.

You don’t need to be ready to sell to understand where you stand. Sometimes a simple checkup is the smartest first move. 🏡

Real estate investing is more than the math.

The numbers matter - market data, cash flow, financing, risk, and potential return all help determine whether a deal works on paper. But the strongest opportunities often require something a spreadsheet can’t measure: judgment, timing, experience, relationships, and market instinct.

The best investors understand the numbers - and know when to look beyond them.

Real estate investing is part science, part art.

Today, we remember the lives lost on September 11, 2001, honor the courage of the first responders, and stand with the families and communities forever changed by that day.

May we never forget the strength, unity, and resilience shown in the face of unimaginable tragedy.

We remember. Always.

The housing market isn’t moving in one direction.

While higher-end home values have remained relatively resilient, more modestly priced homes are facing greater pressure — creating what’s being described as a “K-shaped” housing market.

For buyers and sellers, broad national headlines only tell part of the story. What matters is your price point, location, available inventory, and the demand surrounding your specific property.

In today’s market, understanding where you fit matters more than the headline.
