The gap between countywide pricing and Sea Bright is a good reminder that coastal real estate plays by a different set of variables. Location, property type, proximity to the ocean, condition, and the immediate micro-market can dramatically change what a meaningful comparison looks like.

Fair Haven homes can differ significantly by lot, renovation quality, size, street, and proximity to River Road or the Navesink. That is why a median price alone rarely tells you what a particular property should be worth.

Summer may be winding down, but downtown Red Bank isn't.

Broad Street's restaurants, shops, outdoor spaces, and community programming keep the downtown core active well beyond peak summer. That's part of Red Bank's appeal: you don't necessarily need a big occasion to spend an afternoon or evening downtown. Sometimes dinner, a walk, and seeing what's happening along Broad Street is enough.

A renovated traditional home, an older Victorian-influenced property, and a home with preserved original details can tell very different value stories, even when the bedroom count or square footage looks similar. That's why I look at renovation quality, architectural character, lot setting, location, and condition alongside the basic numbers when evaluating comparable sales.
