A Certificate of Insurance Is Worthless!
A certificate of insurance is not a contract. It does not guarantee coverage, and it does not change the terms of the policy.
If you rely only on a certificate, you could find out too late that the actual policy excludes the very risks you thought were covered.
📌 Best practice: Always request and review the full insurance policy and endorsements, not just the certificate.

🏢 Your Lien on a Tenant Build-Out May Be Worth Less Than You Expect
A lien only attaches to the interest of the party who hired you.
On tenant build-outs, that usually means your lien is against the tenant’s leasehold interest, not the building itself.
If the tenant stops paying rent or walks away, your lien could be worth little to nothing.

⚠️ Your Lien May Be Worthless
A lien is only as strong as the equity in the property.
If there are mortgages or prior liens ahead of yours, they get paid first. That means if the property’s value is already eaten up, your lien may not be worth much at all.
💡 To know where you stand, check the market value of the property and all existing encumbrances before relying on your lien.

🏗️ My GC Threatened to Bond Off My Lien. Should I Be Worried?
If a GC says they are bonding off your lien, that is not bad news—it is good news.
When a lien is bonded off, it becomes secured by a transfer bond or cash that will be available if you win your case.
💡 Best move: stop negotiating and file your lawsuit right away. If the GC bonded it off, chances are they have no intention of paying voluntarily.

Missed the deadline for your Notice to Owner? Send it anyway.
