After every hurricane season, thousands of Florida homeowners sit on legitimate claims they never pursue.

Why?
Common answers we hear:

"I thought my damage wasn't bad enough." — Even minor storm damage adds up fast and can worsen over time. You may be entitled to more than you think.

"My insurer said it wasn't covered." — A denial is not the final word. Policy language is complex, and insurers sometimes misinterpret it — intentionally or not.

"I didn't want to raise my rates." — A valid concern, but filing a claim is a legal right, and retaliation in many cases violates Florida law.

"I didn't know I could fight back." — This is the big one. Many Floridians don't know that property damage attorneys work on contingency — meaning you pay nothing unless we recover money for you.

Fighting your insurance company doesn't have to feel like David vs. Goliath.
The Property People have recovered millions for Florida homeowners who were told "no."

Drop your answer in the comments: What stopped you from filing — or fighting — a property claim?

Happy Friday the 13th. 😱 We're lawyers, and we deal in real horror stories. And trust us… these are way scarier than black cats. 👇

Horror Story #1 — The house had to be sold.

A husband passed away without a will. His wife of 22 years had to split the home legally with his adult children from a prior relationship. She could not buy them out. The house was sold. The marriage of 22 years reduced to a court-ordered transaction.

Horror Story #2 — $180,000. Gone.

A grandmother left $180,000 to her grandchild with a disability — an act of pure love. But the inheritance immediately disqualified him from Medicaid. The money was spent on medical care that would have been completely free. When it ran out, nothing was left. The gift became a loss.

Horror Story #3 — 4 months. $14,000. Just to pay his own mortgage.

A business owner became incapacitated without a Power of Attorney in place. His family — desperate to keep his business running and his mortgage paid — spent 4 months navigating court proceedings and $14,000 in legal fees just to obtain guardianship. All of that time, money, and heartbreak for something a single document could have prevented.

None of these families did anything wrong. They weren't careless or irresponsible. They were busy. They were optimistic. They figured they'd get to it eventually.

They just didn't plan.

And every single one of these situations was 100% preventable — with one afternoon and the right attorney.

The real unlucky number isn't 13.

It's zero. As in zero estate plan documents.

Don't let Friday the 13th pass without asking yourself: if something happened to me today, is my family protected?

At The Property People, we help families put the right legal documents in place — Wills, Trusts, Powers of Attorney, Healthcare Surrogates, and more. No tricks. No treats. Just real peace of mind.

📋 Most people spend more time planning a vacation than planning their estate. Here's your 5-minute fix. 👇

Quick question — do you have ALL of these in place?

✅ A Last Will & Testament (signed by 2 witnesses in Florida)
✅ A Durable Power of Attorney (names someone you trust to manage your finances)
✅ A Healthcare Surrogate Designation (decides medical care if you can't)
✅ A Living Will (your end-of-life care instructions, in writing)
✅ Updated Beneficiary Designations (on ALL accounts, insurance, and retirement plans)

If you checked all 5 — you're ahead of 60% of Florida adults. 🎉

If you missed even one, here's what's at stake:

⚠️ No Power of Attorney? Your family may need a costly, time-consuming court order just to help you during a medical crisis — even a spouse can't automatically step in.

⚠️ No will? Florida law — not you — decides who gets your home, your savings, and your belongings. The state's default rules may be nothing like your wishes.

⚠️ Outdated beneficiaries? Your ex-spouse could legally inherit your life insurance or retirement account. It happens more than you'd ever believe.

None of this is meant to scare you. It's meant to motivate you. One conversation with the right attorney fixes all of it — faster and more affordably than most people expect.

At The Property People, we help Florida families put every one of these documents in place — clearly, simply, and without the legal jargon.

🏠 Which type of Florida homeowner are you? No wrong answers. Well… almost. 👇

Swipe through to find your type — then drop your answer in the comments. We're taking a totally unscientific poll. 😄

Whether you're The Optimist who figures the water damage will sort itself out… The Procrastinator who's been meaning to read their policy since 2019… The Fighter who's already drafting a strongly-worded email to their adjuster… or The Deer in Headlights who just learned there's a claims number…

Here's the truth: every single one of you deserves full compensation when your property is damaged.

Your insurer has a team of attorneys working to minimize your payout. You deserve someone in your corner doing the opposite.

That's exactly why we exist. No judgment. No upfront costs. Just results.

Hurricane season starts June 1 — is your property actually protected?

Today marks the official start of the 2026 Atlantic hurricane season. Forecasters are predicting a quieter season overall, but a single storm making landfall can cause catastrophic damage — and with Florida already in extreme drought conditions, the ground is primed to make storm damage worse, not better. The time to review your coverage is before a storm hits, not after.

Most homeowners don't realize how many gaps exist in their policy until they're filing a claim. Hurricane deductibles are separate from standard deductibles and are often significantly higher. Wind damage and flood damage may be covered under entirely different policies — and knowing which applies to your loss matters.

Review your hurricane deductible before storm season gets active:
- Confirm whether you have separate flood coverage or rely solely on your homeowner's policy
- Document your property's current condition now — photos and video, inside and out
- Know your claim filing deadlines; in Florida, supplemental claims have strict cutoff dates

Property damage doesn’t always stay in one single area.

A roof leak, storm issue, or water intrusion can sometimes spread into multiple rooms or sections of the property before the full extent is discovered.

Homeowners are often surprised when damage affects:
• Ceilings and walls
• Flooring in nearby rooms
• Cabinets or built-ins
• Hallways or connecting areas
• Additional hidden spaces discovered later

When multiple areas are involved, the process can become more complicated because the scope of damage may continue expanding as repairs begin.

That’s why documentation matters so much.

Helpful steps include:
✅ Taking photos of every affected area
✅ Keeping inspection reports and estimates organized
✅ Documenting any new findings during repairs
✅ Tracking all communication throughout the process

Because understanding the full scope of the situation is an important part of moving forward confidently.

The sooner damage is properly documented, the stronger your position can be moving forward.

"I highly recommend Nicole and Danny at The Property People. They are extremely professional, easy to reach, and kept me informed throughout the entire lawsuit. I was initially hesitant to get an attorney involved, but they immediately made me feel comfortable and confident in the process. I honestly was not expecting much from my property insurance claim, so I was pleasantly surprised with the outcome they achieved for me. I would absolutely hire them again for any future claims. Thank you, The Property People!" - E.D.

A lot of homeowners hesitate to move forward with a claim because they didn’t report the damage immediately.

Sometimes the signs appear later.
Sometimes the damage seems minor at first.
Sometimes life simply gets busy and the situation isn’t fully noticed until much later.

This is especially common with:
• Roof leaks
• Water intrusion
• Slow-developing interior damage
• Storm-related issues that worsen over time

Many property owners don’t realize the full extent of the damage until stains spread, materials begin deteriorating, or contractors inspect the area more closely.

If damage was discovered later than expected, it’s important to:
✅ Document when the issue was first noticed
✅ Take updated photos and videos
✅ Keep repair estimates and inspection reports organized
✅ Avoid guessing about timelines or causes if you’re unsure

The important thing is understanding the condition of the property now and keeping the process as organized as possible moving forward.

Think you discovered the damage too late? You may still have options.
