➊ The Price is NOT Right.
One of the most common reasons a house may sit on the market longer is because it is priced too high. Pricing your home within market value will attract more buyers and drive up demand. The rule of thumb is that if you are getting showings but no offers, you are 5% overpriced ...and if you are not getting showings or offers, you are likely 10% overpriced.
➋ Condition.
Even in a seller’s market with low inventory, the more you prepare your home to appeal to the largest number of buyers, the better your chances for a quick sale at the best price. This includes deep cleaning, decluttering, making any necessary repairs, etc.
➌ You Don’t Look Your Best Online.
Your first showing is always online, so it is critical that you have high-quality (professional) photos and video, as well as a strategic, well-rounded marketing plan that will get the buyers off their couch and into your home!
