CLIENT NEWS: Construction has begun on Crescendo, the fourth and final tower at Link at Douglas in Miami, following the securing of a $134 million construction loan. The 37-story residential tower is located at 3070 SW 37th Avenue and represents the final phase of the larger 7-acre, master-planned, transit-oriented development. Developed by 13th Floor Investments and Barings, the project will yield 392 apartment units adjacent to the Douglas Road Metrorail Station and is expected to complete in 2029.

Developed in collaboration with Miami-Dade County and its Department of Transportation and Public Works, Link at Douglas has transformed publicly owned land surrounding the Douglas Road Metrorail Station into a mixed-use district centered around housing, retail, and transit connectivity. As part of the original agreement, the development team invested more than $17 million in public infrastructure improvements, including a full renovation of the Metrorail station and the creation of a public plaza with direct connectivity to The Underline.

CLIENT NEWS: D.R. Horton purchased a development site in Homestead for $16.9 million, as homebuilders continue to seek developable land in south Miami-Dade.

The acquisition comes as Homestead and south Miami-Dade have become a hotbed for homebuilders in recent years, driven by land scarcity in the county’s urban core and cheaper land prices that have pushed development farther south.

CLIENT NEWS: National homebuilder D.R. Horton (NYSE: DHI) acquired a single-family home development site in Homestead for $16.885 million.

The lots in Aspen Estates have been cleared for development, but no homes have been completed yet. D.R. Horton already has a “coming soon” page for Aspen Estates on its website, but home sizes and prices haven’t been disclosed yet.

CLIENT NEWS: A development group led by veteran builder Russell Galbut has broken ground on the 31-story 14 Roc condo near the Adrienne Arsht Performing Arts Center in Miami.

Located on the 0.28-acre site at 101 to 125 N.E. 14th St., the 14 Roc project is being developed by 14th Street Miami Investments LLC, managed by Galbut. It will feature 282 condos, ranking from 418 to 960 square feet. Prices start at $590,000. The condo will allow short-term rentals.

According to the developer, more than 50% of the condos in 14 Roc have been pre-sold.

CLIENT NEWS: Adam Neumann received the stamp of approval from city officials to build bigger in Aventura.

At a June 2 meeting, Aventura commissioners unanimously greenlighted a larger version of the billionaire WeWork co-founder’s planned Flow-branded multifamily development, allowing Neumann and his partner, Israel-based Canada Global, to increase the project’s density and height at Aventura Corporate Center.

The developers filed amended plans for the 8.6-acre site at 20801, 20803 and 20807 Biscayne Boulevard, the South Florida Business Journal reported.

The revised plans call for 720 multifamily units in two 32-story towers rising 367 feet, up from the previously approved development of 675 apartments in three 29-story buildings. The developers are also seeking to reduce parking, proposing 1,556 spaces instead of the 2,505 spaces approved previously.

The project would include 20 units designated as “hero housing” for city employees, first responders and teachers. In exchange for the requested conditional use approval, the developers also pledged $5 million toward a city-run charter school, along with 25 community vehicles and 50 bicycles for residents.

CLIENT NEWS: Michael Comras wants to turn a service alley and vacant storefronts from Lincoln Road to North Lincoln Lane in Miami Beach into a pedestrian retail destination lined with boutiques, cafés and outdoor seating.

The investor filed plans with the Miami Beach Historic Preservation Board for renovations to 719-737 Lincoln Road, a 1941 building in the Flamingo Park Historic District, as part of a broader revitalization effort dubbed the NoLi District that aims to create a walkable connection.

The renovations include a covered pedestrian passageway through the property, creating 1,500 linear feet of retail frontage linking Lincoln Road and North Lincoln Lane. Plans also call for upgraded storefronts, new landscaping and shade trees, outdoor seating areas and improvements to a second-floor mezzanine overlooking the pedestrian corridor.

CLIENT NEWS: MMG Equity Partners plans to construct a retail center in the West Kendall neighborhood of Miami-Dade County as the latest phase of a 70-acre mixed-use project.

The Pinecrest-based developer has 5.14 acres at the corner of Kendall Drive/Southwest 88th Street and Southwest 158th Avenue under contract from KTC SW 88th St, LLC, led by Ed Schmidt, Robert Eckstein, Josh Rodstein, and Jeremy Larkin of NAI Miami. It’s part of the Kendall Town Center mixed-use project.

MMG announced plans for the Shops at Kendall Town Center, featuring 36,000 square feet of retail, plus another 4,321 square feet of outdoor terrace space. Its currently negotiating with prospective tenants, but doesn’t have any tenants to announce yet.

CLIENT NEWS: Terra, led by developer David Martin, has secured approval for a 28-story condo tower along Biscayne Bay in Miami Beach.

The city’s Development Review Board approved the development on the 1.91-acre site at 1250 West Ave. on May 14. The 238-unit Bay Garden Manor Condominium, which was built in 1964, will be demolished to make way for the new condo.

Terra affiliate 1250 West Ave Owner LLC acquired the older condo and the Bikini Hostel across the street for roughly $120 million in September. The city previously rezoned the property to allow greater height.

CLIENT NEWS: Developer Robert Rivani wants to add more offices to his flagship South Beach building, at an estimated investment of $50 million.

These include a proposal to develop 47,000 square feet of Class A offices, at a maximum height of 100 feet, above the building’s existing parking garage. That would represent a roughly $50 million investment, according to the agenda item.

Other changes would raise the developer’s base and percentage rents and allow for two more 20-year lease extensions. As of now, the lease runs until Sept. 30, 2052, plus two automatic renewal options for 20 years each.
