The biggest Miami real estate news of the week: after three years empty, fenced off, and dark, the most famous empty building in Edgewater is finally coming down.

Two Roads paid ~$150M for the building / parcel in 2022, then spent three years fighting 10 holdout owners who sued over a rewritten termination vote and won, forcing the developer to turn the power back on.

On Monday of this week, they finally reached a settlement, reportedly around a $50M payout to the remaining owners.

Demolition could now start within weeks. And replacing it: The Edition Residences. 55 stories, 185 units, 800 feet on the Bay, and a Formula 1 simulator Charles Leclerc has been waiting on since 2024.

Miami just voted unanimously to explore suing the state over the law meant to fix its housing crisis.

The Live Local Act lets developers skip zoning review and build to the height of the tallest building within a mile — no public hearing — as long as part of the project is workforce housing. 82 projects here are already permitted under it.

Trading zoning control for density only pencils out if those units actually get built and stay affordable.

✅ Miami-Dade just posted its best June in three years — $2.4B in total volume, up 36%.

But single-family and condos are moving in opposite directions. Houses: prices up ~4%, five months of supply. Condos: prices down 3%, with more than twelve months of inventory sitting.

Same county, same headline, two completely different negotiations.

If you’re selling a house, you have pricing power right now. If you’re buying a condo, you have room to negotiate that didn’t exist two years ago.

The weather was beautiful, so I decided to take the bike out to go and preview this incredible home on the Venetian Islands for a very special client of mine.
