Beitel Group and Stantec scrapped the 2022 plan, cut the office, went vertical, and put real residences on the street instead of a parking wall. Demolition is already happening, and the crane permits are filed through mid-2028.

You can walk to Whole Foods, Midtown, and the Design District, and you’re blocks from my favorite w**e bar in the city: Lagniappe.

Cora Merrick Park: 74 residences by Arquitectonica, from the $900,000s, pursuing WELL Building certification for air, light, acoustics, and materials, plus the first rooftop padel court in the Gables.

For years, the biggest headache in buying Florida real estate wasn’t the mortgage. It was the insurance bill.

That’s finally turning. Citizens — the state’s insurer of last resort — just cut Miami-Dade rates 14% on average, touching over 42,000 local policies. Security First lowered rates again this month and rolled out a disappearing deductible. Florida Peninsula, Universal, and other private carriers are cutting too, some by double digits.

None of this is luck. It’s the litigation reforms Florida passed two years ago finally showing up in the premiums — fewer lawsuits, lower costs, for everyone.

📈 Final Q2 stats are just surfacing and Miami’s office market just closed out its strongest first half in years.

This spring, Brevan Howard, a multi-billion-dollar European hedge fund, signed for space in Coconut Grove. Around the same time, Amcor moved its U.S. headquarters downtown and a D.C. housing consultancy followed. By the end of Q2, leasing was up 45% year over year, availability had dropped under 15%, and Miami’s asking rents were the highest of any major U.S. office market, ahead of New York.

For years the story was billionaires buying waterfront homes. This year it’s more — their funds, their manufacturers, and their law firms signing ten-year leases. The migration stopped being about who moved here. It’s about who’s building here, and a great indication of future growth in South FL.

The biggest Miami real estate news of the week: after three years empty, fenced off, and dark, the most famous empty building in Edgewater is finally coming down.

Two Roads paid ~$150M for the building / parcel in 2022, then spent three years fighting 10 holdout owners who sued over a rewritten termination vote and won, forcing the developer to turn the power back on.

On Monday of this week, they finally reached a settlement, reportedly around a $50M payout to the remaining owners.

Demolition could now start within weeks. And replacing it: The Edition Residences. 55 stories, 185 units, 800 feet on the Bay, and a Formula 1 simulator Charles Leclerc has been waiting on since 2024.

Miami just voted unanimously to explore suing the state over the law meant to fix its housing crisis.

The Live Local Act lets developers skip zoning review and build to the height of the tallest building within a mile — no public hearing — as long as part of the project is workforce housing. 82 projects here are already permitted under it.

Trading zoning control for density only pencils out if those units actually get built and stay affordable.

✅ Miami-Dade just posted its best June in three years — $2.4B in total volume, up 36%.

But single-family and condos are moving in opposite directions. Houses: prices up ~4%, five months of supply. Condos: prices down 3%, with more than twelve months of inventory sitting.

Same county, same headline, two completely different negotiations.

If you’re selling a house, you have pricing power right now. If you’re buying a condo, you have room to negotiate that didn’t exist two years ago.

PMG’s first tower on this site sold out. So they built a second one.

The weather was beautiful, so I decided to take the bike out to go and preview this incredible home on the Venetian Islands for a very special client of mine.
