I've walked away from listings worth hundreds of thousands in commission. And I'd do it again 🏡

When a seller wants a price I can't defend with data, I tell them. If they still want that number, I pass. Taking an overpriced listing doesn't help the seller. It just delays the disappointment.

More than once, those sellers came back months later after sitting on the market. The listing was stale, the leverage was gone, and they sold for less than the number I originally recommended.

I'd rather lose a listing today than put my name on a strategy I don't believe in. After twenty years, honesty and discipline consistently outperform flattery and hope.

Discipline. Show up every day. Prepare for every situation. Study the details because the details are the difference between winning and losing.

In real estate, I see agents who wing it. Show up without walking the comps. Price based on feelings instead of data. Skip the preparation and hope the market bails them out.

Twenty years and $300M+ in closed transactions later, the approach hasn't changed. Show up. Do the work. Be honest. Be prepared.

Before I price any home, I walk every comparable property in person. Here are the five things photos never show you 🏡

The lot. Is it deep with usable space behind the pool, or wide with underused land on the sides? Is it a regular shape?

The layout. Where are the kids' rooms vs. the primary suite? En-suite bathrooms? Steps up and down in older floor plans that create issues for families or older buyers?

Light and energy. How bright does the home feel? Every home has a personality you can only sense in person.

The surroundings. Next to a school or park? Busy corner? These directly affect value and you can only assess them on site.

The finishes. There's a big difference between a renovation done right and one that just photographs well.

This is why I don't price homes from a screen.

Everyone talks about the cost of overpricing. Here's what happens when you price it right on day one 🏡

Your home shows up in every buyer's search immediately. Agents recognize it as a serious listing. Showings stack up in the first week. Buyers feel urgency because they know someone else is going to write the offer if they wait.

That urgency creates leverage. Instead of sitting and waiting for one buyer to negotiate you down, you have multiple qualified buyers competing in the first two weeks. That's how you end up at or above asking.

The right price on day one isn't giving your home away. It's the most aggressive thing you can do as a seller.

The most important conversation in the entire selling process happens before your home hits the market. And most sellers aren't ready for it 🏡

It's the pricing conversation.

Most sellers already have a number in their head based on what they put into the home, what their neighbor sold for, or what they need for the next move. Those are real feelings. But none of them determine market value.

What determines value is what a qualified buyer will pay today based on what else is available right now. Sometimes that number is higher than expected. Sometimes it's lower. Either way, it has to start with data, not emotion.

The sellers who lean into this conversation are the ones who sell faster, sell stronger, and walk away knowing they captured every dollar.

Southeast Miami luxury market update: March and April 2026 📊

Pinecrest: 34 closed sales (+6.3% YoY). Avg sale price $4.37M (+42% YoY) at $854/SF. 9 sales at $5M+. 4 sales at $10M+ (+300% YoY). 25 pending at avg asking $4.25M.

Palmetto Bay: 45 closed sales (+21.6% YoY). Avg sale price $1.33M at $525/SF. Volume is up strong. 54 pending at avg asking $1.58M, signaling continued upward momentum.

Coral Gables: 77 closed sales (+14.9% YoY). Avg sale price $4.41M (+32.3% YoY) at $1,025/SF. 16 sales at $5M+. 6 sales at $10M+.

Across all three markets, sales are up, luxury activity is surging, and pending contracts point to continued strength heading into summer.

Before I ever talk about price with a seller, I ask one question. And their answer changes everything 🏡

What's your timeline?

Selling in 30-60 days because you're buying another home or relocating? That's a sharp, competitive price designed to generate offers fast.

No urgency, willing to wait six months or longer? That's a different strategy entirely, and you need to understand that every month on market costs you perception and leverage.

Both are valid. But you can't build a strategy until you're honest about the motivation. Most agents skip this question and go straight to the number. The number means nothing without the context.

If your agent lists your home and then waits to see what happens, you've already lost the most valuable week of the entire sale 🏡

The first week is the launch, not a test. Staging done. Professional photography shot. Price locked. Top agents in the area previewed before it goes live. By the time it hits the MLS, there's already anticipation.

Day one, showing requests start. I want as many qualified buyers through the door in the first five to seven days as possible. That's when the energy is highest and buyers are most motivated to act.

By the end of the first week, buyers should feel like if they don't move now, they'll miss it. That doesn't happen by accident. It's preparation, timing, and ex*****on that starts long before day one.

Pinecrest has been named Tree City USA by the Arbor Day Foundation and it's a big part of what makes the community so desirable. 🌳

Since incorporation, Pinecrest has planted over 10,000 street trees through an Adopt-a-Tree program that provides free trees for the public right-of-way in front of your home. 10,000 trees. That's how you get the kind of mature, shaded streetscape that feels like a completely different world from the rest of Miami.

And Pinecrest protects what it plants. A permit is required to remove any tree over 18 inches in diameter, and removed trees must be replaced at double the canopy.

Pinecrest Market Update: April 2026 📊

13 closed sales ranging from $1.4M to $15.5M at an average of $4.8M at $908/SF. Last April? $2.7M at $830/SF. Significant jump year over year.

7 sales were $2.5M or under. 4 were above $3.8M.

16 homes went under contract at an average asking of $4.4M at $890/SF, averaging only about 60 days on market. Things are moving fast.

Good news for buyers: 30 new listings hit the market in April. 16 under $3M. 6 under $2M. Real opportunities for buyers who have been waiting.
